Groves Holdings, LLC was formed by Rockwood Capital (www.rockwoodcap.com) and developer/managing partner, Robert Whitley, in 2006 for the acquisition, development and ultimate sale of over 4,600 acres of former citrus groves near I-95 in Hobe Sound, Florida.Senior manager of two concurrent projects: (1) an 1,800 acre upscale estate residential community anchored by a six field polo club and barn (Hobe Sound Polo Club); and (2) a 2,800 acre mixed use “New Town” master planned by Sasaki based on New Urbanism principles ("Martin Groves"). Hands-on management and implementation of all aspects of the design, development and operations of the assets, while reporting to the managing partner and the ownership group. During first year, was sole employee of company, handling all administrative and accounting operations in addition to overseeing pre-development activities including planning, design, permitting, platting, marketing strategies, pre-sales in excess of $40 million, document production and financial projections/budgeting.Subsequently, completed community documentation, permits and plat and commenced land development for Hobe Sound Polo Club. Completed master plan and entitlement documents for Martin Groves. Prepared proposals for the development of corporate headquarters facilities in excess of 2 million square feet on Martin Groves. Medallist Developments is a real estate company formed by Macquarie Bank and golfer Greg Norman to develop golf course communities, primarily in Australia and the United States. At time of hire, Medallist had just completed buyout of previous managing partner, and project was partially sold and in disarray, with no feasible forward strategy.Within first 12-month period, developed new business plan and oversaw repositioning and organizational restructuring. Instituted appropriate operating policies and procedures and enhanced financial oversight, re-established project credibility and assisted in securing $50 million of development financing. Formulated new marketing strategy and business plan for the community. Transitioned project from a speculative lot sale focus to a newly created builder program. Solicited, negotiated and consummated sales contracts to national and regional builders in excess of 1,000 lots, meeting corporate goals.While under financial constraints pending project refinancing, undertook several development projects to improve project aesthetics and open new areas for sales. Coordinated project refinancing. Oversaw redevelopment of an 18 hole golf course under Greg Norman Design, and the design and bidding of a 20,000 square foot clubhouse.

Oversaw staff of ten, including leasing agents, brokers, and property management personnel. During a six month period, repositioned a 240,000 square foot Class A office building, resulting in the lease-up of over 100,000 square feet during weak market conditions. Represented TIAA-CREF, the building owner, in the negotiation of a long term, anchor tenant lease of 80,000 square feet.Acted as project leader for Miramar Town Center, in cooperation with the City of Miramar, Centex-Rooney Construction, and the Related Group. Atlantic Gulf Communities was a company which acquired, developed and sold residential homes and lots in Florida, North Carolina and Texas. .Coordinated disposition of real estate assets in order to reduce corporate debt.Oversaw four, large community developments in Miramar, West Palm Beach, Raleigh, North Carolina and Frisco, Texas. These projects were comprised of over 3500 acres, 6000 residential units, 500 acres of industrial land, a shopping center, golf course and other recreational amenities. The projects yielded approximately $65 million of annual revenue against $50 million of initial capital and operating expenditures. Established regional office in Raleigh. Initiated start-up of new community, contracted with custom and production builders for lots and conducted search, analysis and negotiation of numerous acquisition opportunities throughout the Carolinas.

Huntington Management Corporation was the operating entity of a joint venture formed by the David Rockefeller and Olayan families and Lee Sammis Associates for the acquisition and development of a $60 million, 1300-acre mixed-use project in Southwest Broward County, Florida. The project included 250 acres of commercial property, 250,000 square feet of Class A office and approved density for 5000 dwelling units.Promoted to President from Senior Vice President in August 1993, assuming financial responsibility for the project while reporting directly to the investor group.Exceeded all profit and rate of return projections, earning over $50 million profit and 30%+ IRR.Liaison with legal counsel; lead negotiator on all transactions and legal matters, including property sales to Blockbuster Entertainment for proposed Florida Marlins stadium and multiple homebuilders and commercial buyers.
