I’m a commercial underwriting counsel at FNF / FNTG (CLTIC, CTIC and FNT), and I am most expert in NJ underwriting, but I work on deals all over the country. Because of FNF’s vast national network, I can serve as a contact point and add value to out-of-state and multi-site transactions. One of my biggest selling points is that I work East Coast hours, but I live on the West Coast (in Portland, OR). This gives me more access to our West Coast offices and allows me to respond to customers from 9am eastern time to 6pm West Coast time every day. I have the full support and guidance of local management when trying to make sure we get orders placed with the right team in each jurisdiction. Under the Fidelity /Chicago/Commonwealth underwriting system, any deal outside of NJ must be underwritten by the local office where the land is located. That means, I need to work together with a local counsel to complete the transaction. But this arrangement allows me to serve as a process and quality assurance manager for my customers. Beyond that, I have a large internal network of excellent underwriters and counsels around the country, and I will leverage those connections when placing an order, so we get the best match for our transaction. During my time at a competitor, I served as primary underwriting counsel for deals all over the country, including multi-state, multi-site portfolios, and single-site deals in many jurisdictions This included everything from responding to title objections, preparing the pro forma and final policies, submitting recordings, and communicating with local counsel with questions about local laws and practices. As a result, I have learned quite a bit about title rules in many states. Using that knowledge, I try to add value to the national deals I work on by reviewing the title objections before I send them to the local office and doing my own write-up with preliminary responses for the local underwriter. I find that this approach ensures we get thorough and thoughtful responses to all title questions/objections. It also helps to get the pro forma policies back sooner, because I’ve already done most of the work for the local office. The results and feedback I have gotten from both the local offices and the customers has been excellent!My primary focus is quick, accurate, thorough, and friendly responses. I also pride myself on creative problem-solving where appropriate, so I try to be as flexible as I can on the customer’s behalf.
