Nationwide head of all Real Estate, Facilities and Administrative Services for a portfolio of 70 offices, 2000 employees and 450,000 square feet of leased office space. Responsible for business and workplace strategy, contract proposal pricing, site selection, pro forma financial analysis, lease negotiations, construction management, space design, ongoing landlord communications, lease audits, rent payments, capital improvements and operating budgets. Oversee facilities management team of five employees. • In the first year, developed an implemented nationwide cost cutting and consolidation strategies resulting in $1,800,000 in operating and capital savings.• Completely overhauled the lease tracking, reporting, expense auditing and rent payment process from a manual system to a 3rd party lease administration service provider utilizing ProLease software.• As an outsource provider of health and human service programs for state governments, I oversaw approximately 35 lease transactions, 12 new office openings, 14 office consolidations, 22 office closures, 20 construction projects and 35 site selection/pricing exercises for new contract bids in ’07.

Projects totaled in excess of $30,000,000 and directly impacted over 2000 employees.

Manage all facilities and capital projects for a portfolio of CENDANT companies in the Rocky Mountain Region. Properties include a 200,000 SF data center and several 100,000 SF call centers. Larger projects included relocation of the TRIP.com corporate headquarters, 96 seat expansion to the Cendant Command Center, 650 person restack & move, disposition of 150,000 Sq. Ft. of office space, and feasibility analysis for the development of a new Denver regional campus.• Daily facilities management responsibilities for Denver & Chicago Galileo offices of 500,000 Sq. Executive Head of the Real Estate and Facilities Department. Supervised a staff of 10 in providing Facilities and Project Management services to 35 offices nationwide supporting 1600 employees. Responsible for strategic planning, office leasing and sub-leasing, architectural design, construction management, procurement, facilities capital & operating budgets, transportation, duplication and distribution services, safety and security.• Directed all space requirements for a 3 year national expansion campaign. Increased headcount 1000%+ and real estate portfolio from 5 properties/ 15,000 Sq ft to 63 properties/ 600,000 Sq ft. Developed corporate architectural, construction and furniture standards. • Negotiated over 60 Real Estate Transactions: Including site selection and lease negotiations for 26 New Offices, 17 Sub-Leases and 18 Expansions or Renewals. Directed 26 new building construction projects, 23 remodels/reconfigurations, 36 building-to-building employee relocations and 30 office closures.• Oversaw all day-to-day Facilities Services for the Denver-based Corporate Headquarters located in 5 metro area offices. Expanded local presence from 17,000 Sq ft to 130,000 Sq ft.• Successfully integrated the purchase of 11 companies with more than 50 properties and 1000 employees during an 18 month acquisition period. • Responsible for all strategic facility-related activities including long-range planning, site selection, lease negotiations and tracking, space planning, architectural and engineering design, CAD services and construction management for the North American Operations of over 500,000 square feet. Forecasted and administered an annual budget of $8 million for leases and capital projects.• Directed the construction and FF&E procurement for a 122,500 square foot design/build R&D facility including new chiller plant. The $5 million project was completed on time and under budget with change orders totaling less than .03%. Managed all internal and external efforts of Facilities, Telecom and IS departments in supporting the 340 employees relocated. • Conducted the site selection, lease negotiations, design criteria and construction management functions for three international service repair facilities in Australia, Canada and Singapore. • Engineered and implemented plans to restack the locations of the Manufacturing and Service Departments to optimize space utilization and reduce operating expenditures. Upgraded electrical distribution and HVAC systems for more reliable power quality and energy efficiency. Managed cross-functional teams in the relocation of all factory equipment and personnel. Project spanned over four months without loss of revenue or an incident of production downtime.• Managed the design and remodel construction of more than 400,000 square feet of space totaling more than $12 million and 3500 office relocations.
