Managed two assistant project managers and project administrator.• Led the creation of a short form agreement template, approved by the Client, so that my team could contract consultants, other than architects and engineers.• Spearheaded the design team effort to obtain LADWP approval for transformers to be installed in underground vaults on applicable developments to the Client’s great delight.• Assembled a shoring tieback agreement package template, approved by the Client, which my team used to negotiate tieback agreements with their neighbors.• Managed preparation and submittal of forms, including demolition permits, utility provider applications, and City tieback agreements, to respective agencies for their review and approval.

Oversaw construction of multifamily projects in Los Angeles County and Phoenix Metro, plus worked on design for three new developments.• Archstone Santa Clarita, Santa Clarita, CA: 157-unit townhome product valued at $49M. Negotiate GMAX Contract and General Conditions, reducing the initial bid by 5% in order to make the project “pencil” in accordance with JV Equity and Construction Lender requirements.• San Norterra Apartments, Phoenix, AZ: 388-unit walk-up product valued at $50.7M. Negotiated the GMAX Contract and General Conditions. Delivered leasing office, amenities, and first units ahead of schedule and under budget.• Archstone Chandler, Archstone DC Ranch, and Archstone Tempe in Phoenix Metro: Responsible for pre-construction and working on schematic design, design development, and construction documents. (Developments purchased by Avalon Bay and Equity Residential.)

Los Angeles And San Diego Counties Plus Phoenix Metro

Oversaw construction of multifamily projects in Los Angeles and San Diego counties plus Phoenix Metro.• Ironwood Apartments at Santan, Gilbert, AZ: 315-unit tuck under product valued at $48M. Negotiated a 7.5% reduction in the GMAX Contract Bid, making the project feasible given rapid changes in underwriting and financing requirements relating to capital market decline. Completed project 1 month ahead of schedule and $1.2M under budget. • Archstone Warner Center, Woodland Hills, CA: 522-unit wrap product valued at $127M. Took over troubled project during the early garage construction phase and instituted turnaround management principles to reverse prior schedule, budget, and quality deterioration. Delivered project within originally underwritten schedule and budget. Saved $3M by negotiating a settlement with the general contractor, avoiding costly, time-consuming, and resource-intensive litigation. Recipient of the prestigious Archstone Excellence in Leadership Award.

Ventura And Orange Counties Plus Phoenix Metro

Oversaw construction of multifamily projects in San Diego and Ventura Counties plus Phoenix Metro.• Contributed to schematic development, design development, and construction documents phases for all assigned developments.• Archstone Pacific View, Carlsbad, CA: 451-unit tuck under product valued at $73M. Spearheaded the resolution of a major apparent mold growth (“AMG”) problem that occurred during the course of construction in scores of units, ultimately avoiding potentially crippling delays. Project completed on schedule and within budget. • Desert Club Apartments, Scottsdale, AZ: 497-unit tuck under product valued at $45M. Worked with general contractor to accelerate the building delivery schedule and reduce costs, resulting in completion of the project 4 months ahead of schedule and $2M under budget. Project sold prior to stabilization at a then-record profit of over $25M.

San Diego And Orange Counties Plus Phoenix Metro

Oversaw construction of six multifamily projects in Ventura, Orange, and San Diego counties plus Phoenix Metro.• Archstone Mission Valley, San Diego, CA: Worked with overwhelmed San Diego Water Department manager to resolve revised addressing for some buildings which allowed for meters installations for fire sprinkler systems and immediately subsequent City inspections for the systems.• Desert Club Apartments, Scottsdale, AZ: 497-unit tuck under product valued at $45.3M. Worked with general contractor to accelerate the building delivery schedule and reduce costs, resulting in completion of the project 4 months ahead of schedule and $2M under budget. Project sold prior to stabilization at a then-record profit of over $25M. • Archstone Vanoni Ranch, Ventura, CA: 316-unit tuck under product valued at $45M. Negotiated with the Veterans Administration, which owned the adjacent site, to reduce grading costs by $200,000.
