Providing exclusive development services and consulting for Casto Lifestyle Properties respective of both existing and new mixed-use development projects and positioning new residential, multi-family development properties for project implementation once the financing and credit markets have successfully corrected themselves. Current assignments include developer turnover to HOA’s, developer marketing and sales, new project acquisition, planning, zoning, and design.

Assumed a new position President of West Coast Tower condominium development. Coordinating and managing a development team focused on residential mid-rise and tower condominium design, construction and sales. The region of development was along the West Coast of Florida, from Destin and south of Sarasota, and Tampa east to Orlando. Projects either designed and/or completed included the $86 million Castillo, Phase I at Westshore Yacht Club, 270 designed units at Floridian Isles and Mangrove Point, 132 3-story residences.

.Started a new operating division for an international residential real estate developer, with the primary objective of developing tower condominiums, low-rise condominiums and acquisition of apartments for condominium conversion. Overall, this new division exceeded its business plan financial objectives that were set forth from inception. Project portfolio includes the Beach Residences of Sarasota, Lido Key; Sereno at Madeira Beach; Beleza at Venice Beach; Diplomat Oceanfront Residences in Hollywood, Tower IV at Oaks Meridian in Osprey, Florida.

Coordinated the planning, engineering, development, sales, and management associated with 18 mid and high rise residential condominium projects including a limited assisted living component, and involved in the planning of 4 master planned communities. Residences sold ranged from $180,000 to $10,000,000 per unit. Sales price of units were $200 to $1000 per square foot. Since 1995, I have elevated position status from Project Manager, Senior Project Manager, Division President and Regional President of the East Coast Tower Division. Have consistently met or exceeded WCI tower annual financial goals. Projects have all been completed on time and met or exceeded margin and revenue projection. Have managed as many as 5 project managers, 4 construction managers and 5 sales offices accounting for 47 employees.

Acquisition, financing and project development of office/industrial properties, including the development and pre-construction sale of the $16 million Arizona Design Center in Phoenix; Drafting and administering the marketing plan for the sale and disposition of four Vestar neighborhood shopping centers and seven land parcels located in the regions of Phoenix and Tucson in Arizona, and Las Vegas, Nevada; Overseeing the project management including the tenant leasing, tenant construction coordination and financing of 140,000 square feet of existing office/industrial properties.
