Conducts second level desk top audits and on-site visits to landlords' offices to conduct thorough review of expenses. Provides support with special projects related to real estate leases. Conducts second level audits of Landlord invoices for common area maintenance, real estate taxes, insurance, utilities, and percent rent. Obtains detailed documentation to validate all expenses charged, provides clear and precise audit results and resolves audits within the required time frame. Performs on-site audits of lease required landlord billings as assigned. Interprets lease language to make informed decisions with regard to resolving each audit that represents the company's best interest. Recognizes ambiguous lease language and works with landlords to negotiate and resolve audits amicably. Reviews other lease clauses for potential recovery related to co-tenancy, exclusives and property management related issues. Assists with reviewing the audit candidate list to determine potential audit recoveries. Maintains a high volume of potential audits and prioritizes based on opportunities. Researches and responds to profit and loss statement challenges from District and Store Managers.

Performs various functions related to the accurate review of all occupancy related charges. Responsible for proper lease interpretation. Assist with data entry for new leases, amendments, extensions, and expansions in lease tracking systems. Responsible for requesting new insurance certificates for landlord changes. Coordinates all triple net expenses with landlords. Processes all first month and/or partial month rent payments for all new locations and expansions. Reviews and cures defaults for monetary lease obligations. Responsible for proper interpretation and compliance of lease related payments and processes all monetary obligations for all locations within an assigned portfolio. Determines which locations require further in-depth audits. Coordinates sales audits with finance. Serves as primary liaison to Landlords and Developers, establishing and maintaining effective communications.

Maintain controls over Accounts Receivables. Maintain targeted delinquency goal of less than .005% of annual GPI. Apply payments to resident ledgers; make daily bank deposits; follow-up with telephone calls and/or collection or demand notices to insure prompt payment by residents; create and deliver NSF letters; adjust/correct ledgers; input concessions; update lease information. Maintain complete property management software information. Inspect condition of move-outs in a timely manner in order to document charges prior to reconciling security deposits. Generate security deposit refunds. Generate and balance month-end reports produced by the property management program. Maintain a collection policy for residents who moved out with a balance on their account. Submit a monthly report to property manager with the status on collection accounts. Turn files over to third-party collection agency on a monthly basis. Assist Property Manager in development of monthly marketing plan.
