The last four years were focused on consolidating from 22 properties to 9 properties in the West Coast region.Responsibilities include building, plant, machinery and equipment maintenance, construction projects, facilities modifications , and the utilization of space to meet the requirements of organizational efficiency, expansion goals, available facilities and funds.Direct management of all facilities projects from establishment of design concepts through design and implementation and ensure project requirements are defined, contract and contract changes are negotiated, operating budgets are established, and financial terms/conditions of contract are identified. Projects constructed on both coasts simultaneously and within two years.Directed all aspects of projects including Physical Security, Health/Safety and Ergonomics with an eye toward long term cost savings and maximizing investments.Manage staff of 84 in 32 states with cross-training, accountability and minimal turnover.Reviewed new real estate property opportunities, made lease vs. buy decisions, directed preliminary space plans, assigned design teams, requested funding, reviewed portfolio monthly for lease renewal/termination and assisted in all property negotiations. My responsibilities were to manage the future of the Corporate Real Estate Council within IFMA. Working with the Board of Directors we created a vision and executed on that vision to better train, assist and mentor CREC members.
