Performs process analysis to determine problems and solutions to cycle time related issues. Manages Hyphen Solutions administration, support and training for construction managers. Manages construction release processes for new home starts.

Oversaw all construction operations and supervised managers from sales, marketing, purchasing, customer service, and land development; managed all forward planning duties required, from architectural approvals through models and production starts for new communities; Provided input to architectural and engineering firms for residential design selections, value engineering, and/or development of new building plans; participated in due diligence and feasibility studies for potential land acquisitions; Selected model site selection and layout, defined design criteria, reviewed initial / final bidding, planning, and other cost estimates; Reviewed and approved sales prices, phase selections and plan mix, lot premiums, and incentives; Interfaced with local planning, operating, finance, and legal organizations to meet local requirements and create positive relationship with community and civic leaders; Met with customers when necessary to resolve warranty issues and advance customer satisfaction resulting in the improvement of JD Powers survey scores; reviewed and approved annual departmental budgets and forecasts; Oversaw risk management.
