Manage real property locations owned and leased for US, Canada and Puerto Rico.Work directly with attorneys on real estate deals involving acquisition and disposition of propertyranging from 20 million dollars downward and provide the tax pro-rations for use on thesettlement statements at closing for six or more deals each month.Manage values, appeals and reductions for 1,400 properties in the 10 Provinces in Canada, 37states within the US along with the Virgin Islands, Guam and Puerto Rico.Manage national third party tax consultants; provide information from internal systems for theiranalysis and property tax appeals.Perform desktop sales analysis for store ranking and year-over-year percentage change to assistin appeal decisions.Develop and train new employees on property tax softwarePrepare and file personal property tax returns (fixed assets/compliance) and work with taxassessor’s office with any information required or questions regarding the filing.Prepare property tax budgets for US and Canada.Assist with property tax SOX404 procedures and documentation for real estate from proposed tofinal value, acquisition and disposition of property processes.Verify and reconcile state property tax budgets for accounting purposes, both monthly andannually.One direct report: Tax specialist who was to ensure tax bills are processed timely and accuratelyfor Canada, Puerto Rico, Guam and US Virgin Islands.
