Broadhouse is a six-year-old third-party property management company located in DC, VA and MD. As managing partner, I oversee all corporate staff including: operations, accounting, marketing and business development. Broadhouse manages more than $250 million in assets, ranging from value-add to class-A lease-ups to commercial and condo. Washington D.C. Metro Area

Oversee all operations of 8 class A and B assets. Responsible for the lease ups of 6 newly renovated or ground up construction properties ranging from 21 to 165 units from 2014-2016. During the construction phases I worked directly with the development managers and construction managers to ensure timely feedback and production, while also serving as a resource to provide insight to the construction team on functionality of operational design.Responsible for marketing, leasing, collections, owner reports, accounting and a staff of 8 while ensuring top customer service to residents and vendors. Responsible for the creation of all expense budgets in the portfolio and ensuring they are adhered to. Work with the Maintenance Managers to ensure request are responded to within 12 hours and completed within a reasonable time-frame based on work required, and approve all maintenance expenses.

Avery Park Apartments

Oversee all operations of a 606-unit garden style apartment community in Silver Spring, MD. Responsible for a team of 15; both office and maintenance. During 2012 was successful in increasing total income to $10 million (4% increase), lowering variable expenses by $60,000 and capital expenses by $112,000 (13% decrease) and an NOI of $6.5 million (5% increase).

Avery Park Apartments

Worked with Property Manager to oversee an office staff of 6, while working closely with residents to ensure a high level of customer service. Successfully lowered collection delinquency from 4.5% to 1.5% and maintained occupancy above 96%.

Miami/Fort Lauderdale Area

Maintained rent collection delinquency under 1 percent, ensure professional customerservice from staff, assist in finding property vendors, oversee outreach marketing(traditional and online), assist with leasing apartments, track supply orders and helpmanage daily office activity. Red Road Commons is a 404 unit luxury apartment communitywhich I helped to lease up in just over one year. During this time we were successfullyable to increase rent between $200 and $500 and were able to increase renewal ratesbetween 15-30 percent. Assisted in the managing during construction prior to TCO.
