I manage the day-to-day operations of various multi-billion dollar privatized housing projects as well as control Community & Maintenance Operations for 3 separate privatized military housing projects for Soldiers and their Families totaling 3,964 units. I spearhead multi-million dollar new construction projects from inception to fruition and have consistently met all operational profit goals through fluid processes including review of the development, renovation, operating and capital improvement budget for each assigned project.

Manage day-to-day operations of various multi-billion dollar privatized housing projects for a diversified real estate company delivering development, design, financing, construction, renovation, property and facilities management services in the multifamily, military and student housing sectors; control Community & Maintenance Operations for 3 separate privatized military housing projects totaling 3,964 units. • Spearhead multi-million dollar new construction projects from inception to fruition consistently achieving all incentive-based fees and effectively managing future risks.• Provide oversight in development, construction, architectural and engineering services, property management, financial forecasting and budgeting and resident relations; enforce adherence to environmental compliance for construction, demolition and abatement activities.• Create long-term strategies involving marketing/development of goals/timetables for on-time project completion.• Evaluate project activities to improve processes, enhance productivity and realize goals.• Oversee a departmental budget; ensure Davis Bacon compliance. • Prepare reports to the Department of the Army; deliver executive presentations to directorates and DoD agencies.Achievements:• Consistently met all operational profit goals.• Directed the construction of 4 housing projects resulting in 500+ new homes. • Assisted with the initial development period of a construction project; resulted in 1,665 new homes, 1,729 interior renovations and 955 demolitions.• Implemented a DoD utility billing program for military families residing in privatized housing; resulted in 1449 families responsible for monitoring their electric consumption for the 1st time.• Led clearing/grubbing operations of a 3.2 mile road: “15th Street EXT” now used as the only commercial entrance to Fort Stewart.• Supervised the construction of a golf “green”/fairway: Taylor’s Creek Golf Course built in accordance with PGA standards.

Supervised over 100 construction projects and led Soldiers in eight countries, five states and four combat zones consistently achieving successful results safely and on time.• Successfully trained managers and subordinates alike.Primary Projects/Selected Accomplishments:• Directed the establishment of a 5M gallon fuel farm serving as a vital logistical artery for the entire 3rd Infantry Division (25K personnel) during Operation Iraqi Freedom.• Served as the First Sergeant of an Active Duty Rehabilitation detachment at the Department of Veterans Affairs in Augusta, GA for 50 wounded Soldiers and 30 families.• Consistently received a Superior Rating on Annual Non-Commissioned Officer Annual reports.• Acted as an Observer Controller for the Engineer Sidewinder Training team at U.S. Army National Training Center in Fort Irwin CA; provided guidance and oversight for Engineer War Fighting tasks in the Mohave Desert to prepare military units to perform their mission during times of deployment and war. • Served as Senior Coordinator for landmine and unexploded ordinance removal for Task Force Bagram, Afghanistan; resulted in 500 acres of land cleared and over 3,000 pieces of ordinance removed and/or destroyed.• Two-time recipient, Army Engineer Association Squad Leader of the Year, 1999 and 1997.• Earned induction into the Sergeant Morales Club (a highly recognized leadership award), 1997.• Winner, 94th Engineer Non Commissioned Officer of the Year, 1997.• Highly decorated combat Veteran serving in 12 tours worldwide including two in Germany, one in South Korea, one in Africa, one in Egypt, one in Haiti, three in Bosnia, one in Afghanistan and two in Iraq; received two Bronze Star awards, a Meritorious Achievement Medal, seven Army Commendation Medals and six Army Achievement Medals.
