Oakwood builds mainly scattered sites and small subdivisions with an emphasis on spec style construction. Sales are done primarily with phone driven leads. Responsibilities include answering sales calls, handling showings, buyer education with relation to financing and purchase details, buyer follow up, CMA research, selecting options and home features, all advertising, as well as multi-list inputting and updates. The position was also quickly expanded into land acquisition including researching property through tax maps, letters, calls, and multi list searches, in addition to all due diligence research, market studies, shopping any potential competition, permitting, and handling various land related issues such as variances and title defects. Other duties have also included decorating of model homes, handling the selection and purchase of model home furniture. Over the last year or two there has been an increasing emphasis on financing in this position including pulling credit, evaluating potential buyers loan eligibility and option, completing loan applications, submitting loan packages, dealing direct with USDA on loan approvals as well as some credit counseling and constant follow up.
