For the first 12 years I worked as a wholesale mortgage broker for a company I owned called Rapid Mortgage. After the housing crisis in 2008 I spent over 10 years as a retail mortgage loan officer at Lendsmart Mortgage, DBA as Affiliated Mortgage. I am now once again moving back into wholesale lending as a mortgage broker. The elimination of the middle man in mortgage lending creates an environment where the client can benefit from reduces fees and/or rates. Most people want to know the difference between a mortgage broker and a retail loan officer. Basically you need to know this: when a loan closes the borrower signs a mortgage note which is the promise to pay back the money. If this note is signed in the lenders name you are a retail loan officer. If the note is signed in someone else's name you are a mortgage broker. In our case we never close a loan in the name of Epoch Lending and therefore the middle man is eliminated. A mortgage company or bank that closes the note in their name will at some later point sell the loan to the end investor. Before the housing crisis in 2018 approximately 50% of all mortgages were done retail and 50% were done wholesale. This number increased to approximately 95% retail and only 5% wholesale. Currently we are on a trend that will once again push this number back toward that 50/50 split.
