• Act as deputy on behalf of the Portfolio Manager in their absence for the team.
• Monitor works on site involving contractor maintenance on assets across buildings from minor works to critical assets such as boilers / HVAC / Lifts. Identify potential faults and escalate to the M&E contractor.
• Review PPM schedules monthly for each site to ensure that any disruption to services are planned in appropriately. Follow up with the M&E contractor on corrective maintenance.
• To maintain Fire Risk Assessments logs and manage remedials.
• Conduct quarterly H&S inspections across the portfolio and issue findings to the relevant maintenance contractors.

• Development of the Property Helpdesk, and implementation of the re-active maintenance software Manhattan. Present to fellow Council employees in board meetings.
• Consultation with contractors on the Council’s approved list to discuss the processes of the Property Helpdesk, and review performance.
• Role out of the new system and advertise to Property Services portfolio.
• Interrogate Manhattan on a monthly basis to report statistical information.
