I am the project leader for the financing and development of educational facilities for early-stage and established charter school organizations. Leading our Turnkey Facility Development, Strategic Advisory Services, and Fee Developer projects, I oversee the pre-development, financing, and construction processes, ensuring projects exceed our client's expectations. Collaboration is at the core of how I lead. I believe in understanding the holistic picture and recognizing the interdependencies between different areas. By clearly communicating and fostering a team-first environment, I strive to drive impactful results and set the stage for success.Most notably, I've completed approximately $375 million in financing transactions and facility development projects for 30 public charter schools, leading and managing the development process, including assessing opportunities, arranging financing, planning and designing the facilities, and managing the construction process through to occupancy.Building and cultivating relationships with school leadership teams is crucial to our work, as these relationships often lead to further projects. We oversee the hiring of project teams through a competitive bid process, issuing requests for proposals (RFPs), and marketing the project to architects, engineers, contractors, and third party consultants.In addition to project-related work, I engage in higher-level non-project tasks involving strategic direction, asset allocation, investment strategy, and risk mitigation. This leadership-level involvement allows me to contribute to the overall growth and success of the organization.Charter Schools Development Corporation (CSDC) is a 501(c)(3) non-profit corporation and Community Development Financial Institution (CDFI) that eliminates barriers to educational access choice and equity by providing educational facility solutions in under resourced communities.

As a Senior Associate, I played a significant role in executing approximately $800 million worth of acquisitions and equity/debt financing. Additionally, I successfully managed a 2 million square foot commercial and multifamily portfolio in the Washington, DC metropolitan area.Working closely with the Heads of Capital Markets and Acquisitions, I actively participated in investment strategy evaluation and structuring debt and equity financing. Notable transactions included the recapitalization of 1500 Wilson Blvd., the acquisition and financing of 2600 Virginia Ave. (also known as "The Watergate"), and the debt/equity financing of the ground-up development project at 3001 & 3003 Washington Blvd.Collaborating closely with the Head of Asset Management, I contributed to formulating asset business plans and worked alongside Property Management, Construction Management, and Leasing teams to implement operational, leasing, and capital strategies.To support these efforts, I created sophisticated financial models in Excel and Argus, incorporating complex deal and waterfall structures for acquisition, ground-up development, and recapitalization projects. Additionally, I diligently maintained monthly, quarterly, and annual property budgets.

As a Senior Consultant, I performed financial analysis and provided valuation consulting for institutional clients on office, industrial, and retail investments in the Mid-Atlantic Region.Additionally, I worked closely with debt financing, leasing, and development colleagues to lead underwriting efforts for prospective assignments, and performed due diligence on acquisitions, including lease review, operating expense reconciliation, and review of loan documents for listed investment properties.Most notably, I created financial models and performed pricing valuations (using Excel and ARGUS) for approximately $1.8 billion of investment sales and over 30 transactions.

As a Trader for the Fixed Income Group, I executed trades in all sectors of the domestic bond market for institutional portfolios with a total aggregate value in excess of $10 billion, with a specific focus on short-intermediate maturity corporate bonds. Additionally, I performed valuation analysis to identify over/undervalued securities and proposed relative value trades to improve portfolios’ risk/return profile, assisted senior portfolio managers in evaluating and restructuring portfolios to reflect client guidelines and investment policy related to sector allocation, duration/yield curve selection, and issue selection, and monitored spreads, technicals/liquidity and government/credit markets and reported daily market conditions to the Fixed Income Investment Committee.
