In 1995 we started developing commercial real estate. We purchased a duplex located on Willow Rd in Menlo Park, Ca. Over 2 years we readied it for market, refinanced it, and purchased (using partial owner financing) a 4 plex in Palo Alto, and a home in Palo Alto, traded the duplex for a 4 plex in Mountain View, Ca (again blessed with owner financing).We sold the 4-plexus in an 1031 trade for 12 units in Menlo Park. Seller of up-leg breached the contract. We sold our properties and 2 years of litigation Seller paid all our capital gains taxes and legal expenses. We began to look for properties to purchase but we were increasingly growing leary of the market—were in cash when AIG, Lehman Bothers, and Countywide filed for bankruptcy protection. We ultimately waited until 2009 before we began looking for Commercial Property again. In the interim —we lent money to bridge-loan clients. We began investing in 2010 with Greenwood Place in Cameron Park, Ca.
