Using data mining techniques and SQL database management, compiled data sets containing apartment housing, and tenant lead information used to produce a market supply model for prospective markets resulting in knowledge where demand exceeds supply. Using Neighborly Ventures tenant lead data produced a model containing resident demographics resulting in the identification of demographic factors that separate converted and non-converted leads. Data mined apartment housing data then used to investigate amenities that positively or negatively affect lease-up or rents and the approximate value tenants associate with those amenities resulting in evidence for building amenities tenants desire. Using tenant data, investigated the relationship between the proportional makeup of tenant age groups and how they change over a property’s lifetime, resulting in the capability to predict average tenant age given time from lease-up.
