Mr. Rhoades previously was the Community Director for two (2) properties. Mr. Rhoades directly managed the daily operational and financial aspects of both communities with combined budgets in excess of 2.5 million annual and reports directly to the Regional Manager. Mr. Rhoades supervised a staff of three (3) Service Technicians and a Leasing Consultant. Duties include but not limited to: • Responsible for occupancy and income growth, community contracts, resident retention and all aspects of the communities. • Works within approved budgets for capital expense, discretionary accounts and creates out of the box ways to lower expenses while increase overall revenue. • Leads team members to work efficiently and effectively with residents. • Sets and maintains sales goals for leasing consultant. • Supervises and directs make ready's, capital projects and marketing. • Works directly with all contractors. Negotiates contracts, pricing, materials and set guidelines for timely completion of all work.

Mr. Rhoades previously was the Community Portfolio Manager for Mid-Atlantic Management Corporation, the division of Associa overseeing residential property management in the US Mid-Atlantic region, and previously supported the company's Community Management Corporation division servicing the northern, Virginia area. In both positions, was responsible for a designated portfolio of community homeowners associations and condominium associations and for providing oversight of the associations and onsite personnel in those communities. Duties include: • Develops, presents and oversees budgets for all managed associations that collectively exceed 1 million annual. Creates Board of Director packages. Leads and directs Board meetings, Directors and Residents on, legal standpoints and effective association management. • Oversees a General Manager and Assistant Community Manager. Oversees association contracts, i.e. Grounds, Trash. Enforces contract deficiencies, negotiations and execution. • Works directly with legal counsel to enforce, collect and cost effective solutions for delinquent association dues, create resolutions, etc. • Verifies and signs off personnel timesheets and Association purchase orders Onsite Community Manager Woodbridge, VA Prior to being promoted to Community Portfolio Manager, Mr. Rhoades supported Associa Community Management Corporation division as the Onsite Community Manager for Riverside Station, a community located in Woodbridge, Virginia and consisting of a Townhome Association, a Condo Association, and a Conservancy. Duties at this location included: • Supervising four (4) employees (Assistant Manager, maintenance and administrative staff) • Directly handled all aspects of the Master Association, Condominium Association and HOA for 395 unit development located on the Potomac River.
