As Vice President of Development, I support Spinoso's initiatives in all aspects of Shopping Center redevelopment, including creating effective strategies that contribute to the success of each asset. In my role, I am responsible for planning and executing various retail development initiatives (renovate, expand, reposition, rezone, etc.) across nearly 12 million square feet of retail assets.

Syracuse, New York Area

During the summer of 2015, while General Manager at Walden Galleria, I was asked to move back to Syracuse, NY and become an integral member of the development department. I jumped on the opportunity to expand my knowledge of the industry and play a role in Pyramid's evolution.Immediately after starting my new role, I developed the company's proprietary financial and risk assessment pro forma for residential and hospitality projects. Through this, I am able to analyze and determine the best use for each opportunity. Early on in the development, I lead all aspects of pre-development, including analysis, underwriting and feasibility. Furthermore, I oversee and lead the budget process, develop time action plans and schedules, conduct competitive project surveys and develop an overall project program. In addition, among other responsibilities, I am accountable for soliciting, qualifying and awarding all third party consultants necessary to execute the project. As a result of my efforts, we moved forward with a 192 room dual branded Hilton Homewood Suites/Tru in 2017. Since completing our second hotel, I maintain regular communication with hotel brands including Marriott, Hilton, Hyatt, IHG and Wyndham and regularly evaluate additional opportunities as needed. In addition, I was responsible for the pre-development of a 222 unit apartment complex in Guidlerland, NY. Presently, I am monitoring and assisting Trammell Crow Residential with a 282 unit multifamily project south of Boston. This project required the development of a mixed use overlay district which I was a part of establishing. In addition, I am intimately involved in two zoning amendment pursuits. As part of this, I am leading contract negotiations with several different multifamily developers to develop residential at our properties.

Buffalo, New York

As General Manager of Walden Galleria, I was entrusted with the responsibility of running Pyramid's most profitable shopping center in the portfolio. With a sales performance of $600psf in 2013, it was also their best performing. As expected in this role, my responsibilities were numerous and a few of them are outlined below. However, there were two parts of this job which stood out to me. First, General Managers at Pyramid are expected to lease. After initially handling a few local accounts and renewals, I graduated to handle a portfolio of national accounts including Genesco, Luxottica, Hot Topic/Torrid, GNC and Johnny Rockets. Thanks to the relationships I was able to foster with these brands (and others), and a series of new Torrid and Box Lunch stores in the portfolio, I was able to generate $2.22 million in gross income in 2016 and $2.01 million in 2017 as a General Manager. In addition, I learned valuable components of leadership - most importantly, situational leadership which allowed me to mature as a leader and push my direct reports to become the best versions of themselves. Both of these skills have transitioned well into my role in the development department.Additional Responsibilities- Recommend and implement programs which contributed to Walden's profitability.- Directed on-site tenant coordination, center expansion strategy and redevelopment, re-leasing efforts, security, operations and marketing through multiple direct reports.- Maintained relationships with special interest groups, business organizations, and local governmental agencies.- Coordinated real estate development, expansion and negotiated the acquisition of a property.

Syracuse, New York Area

In this role, I worked closely with Senior Management to provide comprehensive financial analysis for several of our assets. While I initially started managing the financial positions of several smaller shopping centers, it was only a few short months before I was responsible for our 1.7 million square foot center Crossgates Mall. As part of my responsibilities, I coordinated and directed the preparation of monthly and annual financial forecasts and budgets. I also presented lease-up models and offered recommendations to Senior Management. In addition to my finance responsibilities, I worked directly with our Chief Operating Officer on several reporting needs and built access databases for the legal department and tenant coordination to help drive efficiencies.As a result of my high quality work and my ability to produce results, I was rewarded with an opportunity to become the General Manager at Walden Galleria in Buffalo, NY.
