While maintaining occupancy, delinquency, construction, capital expenditures, budgets, and all day to day operations. Highlights:•Successfully obtained 100% occupancy for all 5 assets. • Achieved positive variances in NOI and Net Cash Flow for all 5 assets, through the creation of 5 unique budgets.•Responsible for market rate increases based on MRBA’s (Market Rate Base Assumptions). •Continual reporting to the Regional Manager, and Vice president on the properties status and happenings every Monday. •Perform Accounting Month End for all five properties within Nextwave Apartment Homes. •Managed the achievement of maintaining a 97% occupancy in just under 6 months. •Successful in the retention of residents with a more than 60% renewal rate in less than a year in this position. •Maintain a multi-site “turn Schedule” for 210 apartments, and managing the Contracted Services portion of the turn for up to six different vendors. •Consistently resolve a variety of situations with residents, vendors, parents, and staff including those sensitive in nature. •Counsel the staff on all training, company policies, and protocol for the property and its day to day operations•Liable for eviction proceedings with the Monroe County Circuit Court.•Culpable for past due accounts, and collections on those accounts. •Manage expense analysis and approvals for all five properties. •Oversaw the accounting and billing for all 210 units.
