Job Description - Real Estate Secondary Market Adjustor SpecialistReal Estate Secondary Market Adjustor Specialist works with members to meet Secondary Market Guidelines,Servicing Expectations and Standards who have delinquent real estate loans. Negotiate arrangements forpayments delinquent real estate secondary market loan members to avoid foreclosure. Schedule propertyinspections, prepare and send certified foreclosure and legal notices to all appropriate parties. Perform SecondaryMarket delinquency reporting and servicing within the allotted time frame. Keep abreast on all updates withSecondary Market Loss Mitigation, Delinquency Servicing, and Reimbursement Filing procedures. Maintainaccurate files, notate all conversation, and record all on the collection system. Cross train on all Real EstateCollection processes; Loss Mitigation, Foreclosure and Delinquent Taxes.Essential Functions & Responsibilities:Contact Real Estate Secondary Market members to negotiate arrangements for payment to avoidforeclosure. Work with Real Estate Secondary Market members for reinstatement, repayment,loss mitigation and/or walk away options. Perform skip tracing to locate debtors with missing orincorrect information. Schedule property inspections, prepare and send certified foreclosure andlegal notices to all appropriate parties. Work closely with legal counsel on foreclosure actions.Maintain accurate files, notate all conversation, and record all on the collection system.Perform Secondary Market monthly delinquency reporting and servicing within the allotted timeframe. Verify and Maintain the secondary market high risk report is being completed every 3days in accordance with expectations. Responsible to make sure all Secondary market loans over90+ days past due have been offered loss mitigation. Keep abreast on all new updates with allupdates with Secondary Market Loss Mitigation, Delinquency Servicing, and ReimbursementFiling procedures. Assist with scheduling training for Loss Mitigation, Foreclosure Delinquent Taxes Specialist.Contact delinquent real estate borrowers via autodialer and collection queue to identify reason fordelinquency, commitment of promise to pay and negotiate payment arrangements. Participate inthe autodialer as necessary. Maintain systematic, organized, and accurate files, notate allconversation, and upload copies of all documentation and record all conversations.collections system.Cross train on all RealEstate Collection processes; Loss Mitigation, Foreclosure and Secondary Market.
