Building Engineer
CurrentDUTIES:· Ensure mechanical systems are regularly inspected, calibrated, maintained, tested & repaired as needed & required for all types of facility systems & ensure the provision of facility maintenance services to maintain client’s building infrastructure & grounds.· Perform and/or ensure routine inspections, preventive maintenance, calibration, functional & operational testing of facility systems & equipment occurs· Utilize CMMS computer system to document tasks performed & maintain equipment histories. · Complete & data input for all assigned work orders (both corrective & PM) in a timely manner.· Maintain equipment & tools in a clean, safe & orderly manner.· Ensure all work is performed in accordance with OSHA, state & municipal requirements & CW services safety policies.· Work with, schedule & coordinate activities of other vendors including specialists· Ensure daily surveys of buildings occur to identify repair & preventive maintenance tasks/needs.· Report to Account Manager on a regular basis (daily/weekly) on conditions relative to general operations· Responsible for coordination & participating in training and continued professional development in the areas of advancing technology, safety, & general skill improvement.· ON CALL on nights, weekends & holidays to address emergencies SUPERVISORY RESPONSIBILITIES: · Provide input to Account Manager for team member’s annual performance .· Participate in budget development as appropriate and/or requested· Adherence to budget · Process weekly payroll, manage material spend, manage subcontractors, issue PO’s for large dollar purchases, pay small dollar invoices with corporate Pcard, share P&L responsibility for the account with the regional director of operations· Ensure required safety training is delivered on time and training is properly documented per C&W Services policy· Ensure annual Job Risk Review (JRR) is completed on time & out of compliance issues are addressed in a timely manner
