 Business Development for national Build to Suit Projects. Liaison to Verizon wireless for all BTS projects  Director for high rent relocation projects for two national major wireless carriers. Operations management for national BTS programs.

 Salvaged a broken market, overcoming a 6 month deficit and delivered against very aggressive goals in 2014, completing 160 new builds, 75 small cells, 700 modifications, and 112 in-building projects. Managed an annual Real Estate Capital Budget of $60M.  Directed PNW Real Estate Team to first place in cost savings for 2015. Team delivered expense savings of $500k in rent savings for 2015 and cost avoidance in excess of $6M for the life of leases. Managed vendors and contractors for all property management of existing network cell sites, including site selection, leasing, lease renewal, zoning, managing A&E drawings, permitting, and filing regulatory applications for modifications, small cells, in-building, and new build sites for Plan of Record for Alaska, Hawaii, Oregon, Washington, and Northern Idaho. Assumed additional responsibilities of attending zoning hearings, negotiating difficult leases with landlords, meeting with jurisdictions to secure Master Lease Agreements, obtaining updated Local Codes and securing Right of Way Use Agreements. Partner with Legal and Government Affairs in local lobbying with cities and national parks to implement 4G and 5G solutions.  Developed slim cell approach which cut cycle time in half for collocations and saved more than $70k per site.  Team surpassed RE targets and completed over 2,500 real estate hand off packages in 2017.

 Successfully led Network team from a National market rank of #22 to #3 in two years. In 2012, delivered 85 New Build plan to a region that was 3 months behind. Posted a 78% increase in production to 152 new builds in 2013, plus 673 LTE antenna upgrades, and 291 AWS antennas projects. Switch Construction Manager for a Principal Engineer responsible for all construction building and power upgrades for 5 Mobile Switching Centers in the Houston Gulf Coast Region.  Completed a $13M switch construction upgrade project that included replacement of two 750kw generators, 1200amp power plant, and rebuilding all interior and exterior walls to meet current hurricane requirements at an operational MSC in Pensacola. Created a Regional New Build outdoor cabinet standard design resulting in a cost savings of over $6.3M in capital saving efficiencies and $700k in expense savings in 2013.

 Maintained a Nationally ranked top 10 market implementing over 2,000 RF projects per year while simultaneously delivering an average of 75 new builds a year for over 9 years, without missing a single on-air goal. Projects consisted of adding Ericsson LTE enode B equipment, ALU & Motorola EVDO carrier adds, ALU & Motorola new cell site additions, sectorizations, in-building systems, voice carrier upgrades, power system upgrades, microwave upgrades, generator adds, and new switch and remodel construction. Created RF Project Plans to implement and track RF projects for seven states.  Led Implementation Team to complete FOA and first VZW LTE deployment of 199 LTE market launch in Seattle market with Ericsson E-Node B equipment. Developed yearly RF budget from $120M to $160M for 9 years, finding more than $45M in cost savings over the same time period. Instrumental in architectural design development and the construction of 2 new 40,000 square ft. switch centers in addition to 5 highly complex switch remodel projects in the Tacoma, Spokane, Eugene, Hawaii, and Portland markets.

 Tacoma Switch & Cell Manager for a direct team of 12 (cell and switch techs) responsible for system maintenance and project upgrades for 1 switch and 175 sites. Liaison to all cross functional groups.  Projects implemented include: Lucent System Change Out, Motorola 4812 Upgrade, Cell Site Build Plan, 4th CDMA Carriers, CDMA Technology Deployment, SMS, SS7 Conversion, V-Mail Expansion, Lucent 5ESS Switch Installation; Cell Site, Switch, Transport & Adjunct Capacity Expansion, Cell Site Modifications; System Software Updates, FOA's, Equipment Hardware upgrades. Directly managed contractors and technicians in the construction & implementation of over 150 cellular sites. Annual management of approximately 2000 technical projects involving the implementation, upgrade, or expansion of switch, transport, cell site and adjunct systems.
