• Review and evaluate financial statements, general ledger, etc.• Review quarterly/annual distributions and cash flow statements.• Monitor and manage cash flow/payment of development fees.• Create and finalize annual budgets for BV and operating projects. Evaluate actual versus budget.• Monitor budgets for projects during development phase• Project annual income/loss, cash flow (distributions and capital calls) and tax effects for partners.• Finalize year end statements and related tax preparation. • Review tax returns upon completion, compare to internal financial statements, and make needed adjustments.• Point person for project pro forma, including creation, scenario analysis and final.• Deal structure brainstorming/problem solving to create economically viable structures within market constraints.• Create debt and equity structure for acquisitions and developments.• Structure deals for tax minimization and other project related constraints (1031 exchanges, tax credits, lender parameters, lease parameters, etc.).• Primary lender contact. Cultivate and maintain lender and equity relationships.• Select appropriate bank and equity partner(s) for each project based upon size, risk tolerance and bank/equity partner preferences.• Prepare and present financial package to banks and equity partners.• At project stabilization, refinance to mini-perm or permanent financing.• Maintain operating line of credit.• Satisfy all lender requirements.• Provide lender updates and financial information as needed.• Monitor interest rate environment to optimally refinance or lock.Closing Management (Acquisition Financing and Refinancing):• Point person for closings and related documentation. • Provide all required documentation to meet closing deadlines. Troubleshoot closing issues. Primary liaison with all attorneys.• Review and approve closing statements.• Review, negotiate and finalize all loan documents.

Primary Responsibilities:• Strategic planning (new model homes, market/competitor analysis, internal staff)• Creation of monthly financial statements, journal entries and associated reporting• Established annual budget and monthly variance analysis review• Formation of year end financial statements and reporting to tax CPA• Internal review of financial statements; Worked with external CPA audits• Administer bank relationships, including lines of credit and monthly balancing• Managed Accounts Receivable/Accounts Payable Department (staff of 2)• Supervise Design Department (staff of 2 to 3) including administration of new plan design, cost engineering, and supervision/review of customer plans• Managed Sales Department staff of 5 to 7• Direct Final Settlement meetings with customers• Completion of Payroll and Commissions, including incentive compensation• Set pricing for new homes, model homes and speculative homes.• Review and approval of all customer contracts and contractor bids (also custom homes and remodeling)• Evaluation of market trends and competition (model homes, location and pricing)• Corporate IT Manager (network and workstation)

Responsible for completion of “business case” scenarios for contract renewals, projection of new business and potential revenue losses. Annual budget coordinator.
