AP CAPITAL is the investment arm of a Family Office focused on making investments in key acquisitions and developments through its own GP Fund.

Michael manages capital market relationships, works closely with investment banks, lenders and investors, many of whom are family offices. He also has spearheaded the newly formed Brydant Capital. Our investments typically range from $30M to $100M depending on the asset and the market. He underwrites the financial structure and feasibility of proposed Brydant development projects and acquisitions. As a principal, he is involved in the developments, deal sourcing, managing consultants, and investments. Typically our investments are in private equity real estate space focused on assets with operating businesses in the senior living, student housing and hospitality sectors.Brydant's latest fund, is focused on returning Tax-Exempt dividends to investors.

Michael is responsible as a principal, for deal sourcing, financial feasibility and working with investors as Brydant is vertically integrated. Michael has a diverse background presenting to lenders, investors and other major stakeholders involved in the development of commercial real estate. Michaels skillset ranges from private equity-like financial structuring to project management. He has the experience and acumen to deliver superior opportunities with an ability for high yield returns.

Managed the development of a mixed use campus in N. Scottsdale and worked on two other in-fill development projects. Managed the creation of the deal from concept through a major general plan amendment and rezoning approval which included overseeing the process with the city's involvement and managing third party specialists. Sourced and negotiated an infill deal as a principal and talked with lenders and investors for the capital stack of the project.

Managed a number of Hospitality focused developments, each ranging from $15M to $25M. Analyzed current real estate holdings and recommended long-term asset management and disposition strategies. Managed the Financial analysis and underwriting of new acquisitions and existing assets in terms of hold vs. sell analysis. Prepared asset valuations and business plans, prepare cash flow models, valuation analysis and property proformas. Performed analysis of property operations including a review of budgets, operating statements, rent rolls, traffic reports, bank statements, capital improvements, etc. Model NPV’s, land residual values, property valuations, and DCF’s utilizing Excel. Tracked greater Phoenix economic activity and research market comparable sales and leasing transactions.

We allocated $140M across the healthcare, senior living, charter school and hospitality industry. GCF is the Private Equity Capital arm of newGen Commercial and this foreign capital was raised to invest in local real estate development projects. While with GCF, responsibilities included meeting with developers to explain the EB5 financing program, vetting development deals and venture capital deals and initiating new project opportunities with well sponsored development teams. Also interacted with the capital markets to optimize the capital stack on selected projects to line up construction lenders, bridge funds and viable exit options. Focused heavily in senior living, healthcare, education and hospitality.

Hired by CEO to initiate new business and to work closely with the company’s clients and to negotiate deals with large private and government organizations. Developed business and financial plans while strategizing, innovating and promoting new brands. Executed benefit programs for dental offices and preferred clients. Stream lining ordering procedures and setting up automated service plans. Analyzing appropriate pricing strategies, contracting and social media tools to reach target client. Also attended more then 10 trade shows promoting product in the following cities: Chicago, Anaheim, Boston, Sacramento, Denver, Las Vegas, San Diego and Atlantic City.
