 On site construction manager responsible for managing day-to-day operations and success of a $50 million 243-unit apartment project. Wrote, negotiated, and executed subcontracts, prime contract change orders, and subcontract change orders. Led a team of two project engineers and an intern managing submittals, RFIs, and buyout. One of the first projects in the country to install a CLT mass timber for a floor system.  203,000 square feet of pre-fabricated CLT panels installed for floor and ceiling assemblies.  Developed structural connections, acoustical ratings, and firestopping details for the CLT system. Worked through challenges associated with late strategy changes from self-perform labor to subcontractor-labor-only contracts with Katerra supplied materials.
