Westbeth Artists Housing was founded in 1970 in New York City to provide affordable housing for artists and their families. Its mission is to be a resource and generator of artistic endeavor for artists working in the fields of literary, visual, and performing arts.

NYS Homes and Community Renewal: Supporting creation of new $250 million Climate Friendly Homes Program which will invest in electrifying systems in low-income apartment buildings around the state.Habitat for Humanity of Puerto Rico: As a sub consultant with Strada Ventures, advising HFH of PR on adapting its business model in a changing funding environment.Joint Ownership Entity NYC: Acted as lead on behalf of the sponsor on a $25 million transaction with NYC HPD, HDC, and the Community Preservation Corporation which will result in the renovation of 116 apartments/8 buildings in Harlem.

JOE NYC owns and asset manages low-income rental housing managed by non-profit community development corporations. The mission of JOE is to secure the long term viability of non-profit run affordable housing and to make members more competitive in securing new affordable housing development opportunities.

Robin Hood Foundation: Supporting newly created Housing Advisory Board in identifying and funding innovative NYC projects which house very low income residents.Enterprise Community Partners: Assisting in development of strategy for the growth of energy efficiency initiatives for NYC affordable housing.Center for New York City Neighborhoods: Managed implementation of statewide loan program for homeowners threatened with foreclosure. Selected vendors, developed policies and program procedures, and ensured compliance with lending regulations. The program is funded by the NYS Attorney General.

Primary liaison between HPD and the Mayor’s Office of Housing Recovery Operations, the office created to oversee the City’s recovery from Superstorm Sandy. Led program design efforts on behalf of HPD. Worked with the Deputy Mayor for Operations’ staff, the City Law Department, HUD, and HPD staff implementing Sandy-related construction programs. Reported jointly to the HPD Commissioner and the Deputy Commissioner for Development.

• Manage $60 million HUD Neighborhood Stabilization Program grants, created to assist neighborhoods most impacted by foreclosures. Select projects to fund working with real estate developers and neighborhood-based nonprofits; create overall program policies; underwrite construction projects and homebuyer assistance grants; oversee compliance with federal regulations.• Part of team managing the City's response to financial overleveraging and physical distress in the multifamily rental stock across NYC. Developed relationships with banks selling distressed mortgage notes and developed processes to support mission-oriented developers in purchasing these properties. Consult with tenant advocates and NYC City Council to address troubled properties.• Other initiatives: Long Term Affordability policy working group; evaluate financial proposals for major residential projects; develop financing model for HPD/DHS shared facility with temporary and permanent housing; inter-agency working group developing options for City application to HUD’s Choice Neighborhoods program

Worked on projects related to a residential incentive program, transportation options for Lower Manhattan, downtown parks, and planning for cultural activities at the World Trade Center site.
