SCORE, a nonprofit partner of the US Small Business Administration, help entrepreneurs and SMB owners establish and grow their businesses. SCORE offers one-on-one mentorship, seminars, workshops, networking and financial education through a local, regional and national ecosystem.I serve as a Certified SCORE Mentor to startups and growing companies across multiple industries. Assignments include real estate, community development, software, transportation, infrastructure, health care, import, franchise and mission-critical interface design.

Responsible for developing and implementing strategies that support the Global vision of assembling alliances to implement large-scale, mixed-used, smart-city projects in the Kingdom of Saudi Arabia. His strategic focus encompasses:• factory-built production methods (concrete, masonry, steel),• developing the digital marketing thread that incorporates BIM and ERP to form an integrated online, on-demand digital thread that extends from the homebuyer to procurement, construction, delivery and operation, and• data analytics to provide information on desired features and product performance.

We have a particular expertise in the restoration and renovation of existing housing stock both as a spec builder as well as a general contractor for customers. We focused on preserving community character for contemporary homeowners, primarily in Chicago’s Hyde Park and Kenwood neighborhoods. We provided design/build solutions for homeowners and condominium associations, as well as restoring building exteriors in landmark districts.

The primary project includes the 2,500 acre/10 square kilometer Roco Ki mixed-use resort development. My main responsibilities were overseeing the resort’s infrastructure and amenity design ($105.0m) and the construction of its Nick Faldo signature golf course.The Phase I development program includes a Westin hotel conference center, Nick Faldo signature golf course, housing, marina and resort retail in an oceanfront setting as well as utility complex and workforce housing. Peter led a multi-national team in the conceptualization, design and construction of infrastructure and golf that traversed cliffs, sand, mangrove and upland savannah on an environmentally-sensitive UNESCO World Heritage site. He worked with and developed a positive working relationship with key government officials resulting in quick review, discussion and consensus on development issues. He actively supported housing, hospitality and financial team members by serving as a resource and experienced advisor.

I served as the owners representative for the capital partner as well as project manager for a complex, mixed-use project in Lake County, IL, just north of Chicago. It included a 300-room, full- service hotel with 50K ft2 of meeting space attached to its own indoor/outdoor waterpark, which was another 50K ft2. My responsibilities included hiring and managing the architects, engineers, hotel operator and contractor. We also conducted the feasibility studies, completed the underwriting, and structured the capital stack to include a public finance tranche ($75.0m)

• We were responsible for the turnaround of three companies with a portfolio of hotel, timeshare and casino projects on five Caribbean islands. We started on Aruba, where more than 50% of the asset value was located. Success there allowed us to develop business model templates to use on other islands where our client had operations. We increased hotel properties G.O.P. 63% in four years while renovating 439 rooms and public areas. • Developed and implemented a much-needed unified brand image for a collection of properties in Aruba. Design and copy standards were implemented to successfully cross-market two hotels, three timeshares and one casino in Aruba to reflect a single brand. • Introduced computerized and bar coded property maintenance program resulting in the ability to track maintenance time and efficacy as well as to track parts.

Founded as a real estate investment bank, we advised and placed capital for multiple projects across the United States. Notable projects include start up debt and equity for Michael Jordan Golf Company, G.M. Truck/Bus Design Center ($153M), Buick/Olds/Cadillac Design Center ($105M), and $20M hypothecation financing for Lake Las Vegas lot receivables.

Kenny Industries is the holding company for Kenny Construction Company, (a union shop), North American heavy construction company, Seven K Construction Company, (a merit-shop), and Northgate Investment (a real estate investment and venture capital company.) I was responsible for identifying and turning around troubled real estate investments in Kenny Industries’ vast real estate portfolio, securing permanent financing when others could not.

James and Company is one of The James Companies, a group of companies engaged in the development, marketing, sale and operation of high-quality single family, townhome, and communities in urban, suburban and resort environments in Illinois, Wisconsin, Michigan and Florida.• I was directly responsible for project feasibility, pre-development and management, mostly for new projects. I turned market research and historical trends into financial models. I was a member of the development team responsible for identifying, acquiring and planning new developments. I was a kid. This is where I discovered my passion for the industry that became my life’s work.
