-Manage construction projects through submittal review, design development, scope briefing, RFI & change order processing-Work closely with senior PM and executive team to manage client expectations. Coordinate technical report sign offs with the controlled inspector, track each filing to closeout and ultimately obtain the TCO -Manage cash flow by generating monthly revenue projections with lead PM; address any discrepancies with actual values -Experience as an assistant superintendent (over 60 solo supervisory shifts) including: night demolition (3) separate projects. Canopy coordination & installation; involving (7) trades: steel, glazing, plumbing, roofing / waterproofing, carpentry, electrical & stainless steel cladding -Providing client oriented service for over $40 million of work for educational and financial groups in New York City

•Environmental investigations of presumed hazardous materials, with extensive experience with asbestos & lead (Pb). •Foster a team environment among the property owner, contractors, subcontractors, and other affiliated parties to soundly implement the overarching project design.•Adjust project design as the situation dictates. •Ensure abatement crew abides by state regulations (NYSDOL).

•Summer responsibilities include the caretaking of over twenty families’ respective persons & cabanas, requiring 50+ hours a week, including every weekend & holiday.•Maintain cabanas, install drops / awnings and act as an all around handyman.•Carry chairs & umbrellas to the shoreline each morning, collect and stow tidily at sunset.
