Led the advisory services with hands-on development and operating systems implementation for projects with a focus on startup companies and assets in ownership transition or change. Key projects have included: Sagamore Blue Marinas – Brooklyn, NYo Acted as a part of this startup’s executive team while developing and defining the operational systems necessary for building out a centrally managed marina asset group through acquisition to operating stabilization. o Advised on and participated in the acquisition process looking at the asset’s infrastructure, operational efficiencies and opportunities, market position, team capacities, and the general upside opportunities as a future part of the portfolio.o Structured and led daily operational, marketing, and sales systems for those marinas in the portfolio while concurrently building out and training the on-the ground marina teams.MSD Capital at Hamilton Harbor Yacht Club – Naples, FLo Provided onsite transitional leadership and general management of a super upscale, private marina & dry stack yacht club with a multi-kitchen club house and event facility, and an open-to-the-public retail ship store with full-service fuel sales. TPG Marinas at Champlin’s Marina & Resort – Block Island, RIo Provided guidance and structure for the creation of a new marina division with the goal to develop a centrally managed marina portfolio. o Spearheaded the acquisition, repositioning, and renovation of this marina & hotel complex.o Planned and monitored day-to-day running of business to ensure maximized profitability. o Hired, trained, and managed operational team. o Contributed to development and implementation of marina industry's first true dynamic pricing model for transient slip sales. o Provided leadership and expert counsel in establishing and implementing standards, guidelines, and best practices for the ongoing operations.o Increased first-year revenue by 150%+ and profits by more than 70% YOY.

Was the local lead for this family office, real estate development venture that concurrently acquired and developed two large and now market leading hospitality assets in Key West, Florida. Established and led the overall hotel, marina, and F&B development strategy with a strong, guest-centric, hospitality culture while developing executive and line-level teams. Initiated and oversaw affiliate activities, creation of new products, and acquisition of capital and financial partners. Set annual monetary goals and budgets according to short- and long-term targets. Led and participated in the concept design, design development, construction and other development phases of the various new build and renovation projects within these hotel and hospitality complexes. • THE PERRY HOTEL & MARINA RESORT COMPLEXo Led project concept, design, development, and daily operations of 40-acre hotel and marina resort facility. Project managed and then opened and operated this 100-key, upscale, boutique hotel along with a 288-slip mega yacht marina, indoor/outdoor event facilities, multiple F&B outlets, retail, and commercial space complex.o Consistently achieved double digit annual revenue growth for the asset and elevated valuation from ~$30M to ~$185M, totaling 234%+ growth in six years of management with annual profit margins typically exceeding 45%.o Gained national recognition for industry-changing revenue and hospitality service delivery within marina industry.• A&B MARINA COMPLEX: A&B MARINA / A&B LOBSTER HOUSE / ALONZO’S OYSTER BAR / WHITE TARPON / WAHLBURGERS o Led due diligence phase of acquisition process and then enabled operational transition of prestigious 45-slip marina, five restaurants (totaling more than 700 seats), retail space, and parking complex in heart of Key West.o Secured double-digit NOI gains in first twelve months of ownership in the successful transition while developing an effective management team.

Developed the concept, design, and business plan for this industry changing, sustainable, boutique resort on a remote island in The Bahamas. Used the business plan to raise the capital and then hands-on lead and managed the construction of this boat-only-access, solar-powered, hotel on South Andros Island. Then developed and lead the daily operations, management, marketing, and public relations processes which garnered rave reviews from guests and the media alike. Achieved international acclaim for both its experience and its sustainability. It was a life changing and career defining experience.
