Manage the processes of zoning/re-zoning subject properties. Control the engineering, drafting and design of all future phases of existing communities and new communities alike company wide. Coordinate fabrication, acquisition and approval of utility designs and layouts. Manage the land development plan approval process. Prepare bid documents, manage the bidding process and calculate material and man-hour quantity requirements. Oversee all aspects of project scheduling and physical infrastructure placement. Provide post development support to sales, production, HOA and municipal organizations.

Oversee earthwork, utility, and paving construction for various sites. Control budgeting, estimating, and managing contracts. Prepare bid documents, manage bidding process. Calculate material quantity requirements. Participate in developing project update and bid package estimate documents. Direct subcontractors and inspections. Provide updated project scheduling. Coordinate construction activities with engineers and internal management to finalize project designs. Partner with Sales & Construction departments to help design community entrances, landscaping and sales center locations. Create, manage and modify various documents including budgets, checklists, contracts and related documents.

Provide scheduling and supervise direct employees and subcontractors as well as local/government inspections used during the construction of new homes, renovations and remodels. Produce material orders, manage assets, control payroll, site safety and cleanliness, conduct quality control inspections during the building/renovation process. Manage the maintenance and profit/loss of numerous rental properties.

Supervise the assemby of medium and large single and three phase power transformers and three phase voltage regulators as well as perform repairs on outdated/damaged units. Schedule production tasks to maintain a fluid schedule, coordinate with a production manager and other in process supervisors. Perform regular quality and safety inspections. Control inter-department stock and inventory

Schedule and supervise subcontractors and local/government inspections used during the simultaneous construction of numerous homes as well as order material, manage assets, control site safety and cleanliness, conduct quality control inspections and interface with a sales team and customers.
