Responsible for managing overall process of new store construction, as well as major remodels. Hired general contractors, interfaced with real estate, design & consultant colleagues. Responsible for scope, schedule & budget.

Duties included overall responsibility for complete construction, from initial design phase to project completion. Project size for either was typically $10 million. Managed an average of 10 projects yearly. Territory included states of OH, KY & PA.Developed initial schedules, budgets & bid packages.Coordinated with design, legal & real estate teams, and provided value-engineering.Worked with municipalities to obtain building permits.Selected general contractor, negotiated & prepared contracts, change orders, and RFI's.Coordinated owner-procured items, working with vendors & store team management.

Performed on-site construction management for multiple-prime contractor commercial projects. Managed two projects during my tenure, each two years in duration, consisting of a major hospital renovation & expansion for St; $18M), and a new 75.000 square foot municipal center & police station for the city; $17M).Acted as central point person for all issues between owner, prime contractors, and Architects/Engineers.Coordinated phasing, long term & weekly scheduling with contractors.Led weekly site progress meetings with all contractors & Owner team.Processed all correspondence, change directives, submittals, and RFI's.Active involvement with hospital staff department heads to coordinate phasing & scheduling issues, along with dust & infectious disease control.

Performed on-site construction management at the MSP International Airport for multiple-prime contractor commercial projects for the Owner (Metropolitan Airports Commission). Managed numerous projects including the new Airport Mail Center ($57M), Hub Tram facility ($16M), and Lindbergh parking ramp ($9M). The first half of my tenure at KA involved acting as project manager for numerous commercial projects, with the major ones being a new hotel & casino for the Lac du Flambeau Indian tribe in WI ($16M), and a major renovation & expansion to Blake School in Hopkins, MN ($5M). Performed same duties as 3DI position, as well as;Participated in planning & design of all new projects.Coordinated integration of systems such as parking revenue control, security systems, USPS & Northwest Airlines bulk mail handling, and Hub Tram tunnels & Automated People Mover systems.Acted as chief facilitator between MAC, USPS, Parsons Brinckerhoff, Northwest & Mortenson Const. to settle numerous claims due to design problems, delays and multiple issues between the prime & sub-contractors during the multi-year project, successfully avoiding litigation.Coordinated closeout paperwork including warranties & punch-list items.Overall responsibility for project budget, Owner & subcontractor contracts, and successful completion.
