William Dailey Building & Zoning (WDBZ) provides New York City Zoning Analysis and Design Feasibility; assesses Construction, Building Code, and Landmark status; develops schedule-efficient permitting strategies; and obtains Department of Buildings (DOB) approvals, sign-offs, and Certificate of Occupancies for large-scale, complex projects. These projects include a variety of challenging building, zoning, and Landmark issues, often within Historic and Special Districts.

I. ZONING ANALYSIS AND DESIGN FEASIBILITYWDBZ provides zoning analysis to determine as-of-right new construction and renovation work including vertical and horizontal enlargement respective to the zoning lot (or lots) and site conditions. WDBZ works in tandem with the consultant team to create an architectural program that meets zoning requirements and identifies a path of approval for design elements.II. CONSTRUCTION, BUILDING CODE, AND LANDMARKS ASSESSMENTSWDBZ understands each project has a set of unique requirements and requests tailored to the clients and their needs. WDBZ provides design-sensitive Construction, Building Code, and Landmarks assessment, understanding the goal is to operate within the framework of various Codes in order to attain specific design outcomes. WDBZ works closely with the consultant team to assure that distinguishing architectural features meet Code requirements and provides pragmatic guidance on obtaining agency approvals.III. PERMITTING STRATEGIESWDBZ develops customized strategies for permitting projects that result in approved permits on an as-needed, rolling basis to expedite work; aligns permitting needs with development of drawings; and supports & advances the construction schedule with permit approval.IV. DOB APPROVALS, SIGN-OFFS, & CERTIFICATE OF OCCUPANCIESWDBZ prepares and tracks all necessary permit application paperwork, distributes to all parties for signature, submits to the New York City Department of Buildings, and obtains sign-offs & when required, Certificate of Occupancy. Examples of permit applications include: Plan/Work Approval Applications, Plot Diagrams, Zoning Diagrams, Occupancy/Use, Plumbing and Mechanical Work, various Post Approval Amendments to show changes in work, Technical Inspection Reports, Cost Affidavits, Equipment Use Applications, After-Hours Work Permit Applications, Temporary Certificates of Occupancy, Final Certificates of Occupancy, & Letters of Completion for Work.
