The Alphawood Foundation is a Chicago-based private foundation working for an equitable, just and humane society. Current responsibilities include researching and analyzing major project opportunities, providing recommendations, and leading implementation efforts. Also responsible for helping to manage staff and foundation resources.

Appointed by the President to the Advisory Council on Historic Preservation (ACHP). The ACHP is an independent Federal agency that promotes historic preservation nationally by providing a forum for influencing Federal activities, programs, and policies that impact historic properties.

Provided consulting services on a variety of public policy and community development matters, including the following:Prepared proposal for Mercy Housing Lakefront (MHL), the local affiliate of Mercy Housing, Inc., to undertake a master development role to acquire, rehabilitate and sell vacant and/or foreclosed homes using Neighborhood Stabilization Program (NSP1) funds in Kane County, Illinois. As one of the successful respondents, we are currently working with Kane County staff and local not-for-profits to obligate funds prior to the September 2010 deadline.Providing predevelopment consulting to MHL related to historic rehabilitation of former commercial building for 191 units of affordable housing. Responsibilities include obtaining TIF funding and completing bond transaction. Providing predevelopment consulting to MHL concerning a proposed 70-unit affordable housing project targeted to older adults at or below 60% of Area Median Income. The project includes a set aside of 30% of the units for older adults with mental disabilities. Responsibilities include obtaining entitlements, working with not-for-profit advocacy organizations focused on housing for the mentally ill, seeking rental assistance contract for 30% of the units from the local public housing authority, helping develop a plan to provide supportive services, overseeing preparation of low income housing tax credit application, and participating in design development with goal of LEED certification (sustainable features are expected to include vegetative roof, sun shades, geothermal heating/cooling, and rain gardens, among other features). Participated in the planning process for the historic preservation plan element update for Tacoma, Washington, including public meetings, working with City staff, and not-for-profit interest groups.

Directed The Habitat Company in the following areas: Acquisition of vacant land for development of luxury rental apartments; acquisition of existing rental apartments for rehabilitation and repositioning; acquisition and development of affordable rental housing; acquisition and development of student housing; and development of multi-family for sale housing.
