About Patrick Cox

Serves as a Principal at Parkes Development Group (PDG), specializing in Capital Markets and Development Operations. PDG is a Nashville (Franklin) based development company with deep experience in large Power & Lifestyle Shopping Centers, as well as Mixed Use projects. Additionally, PDG has been active in the BTS subsector and continues to seek more such opportunities. Prior to joining PDG, he was the founding member of b² Partners LLC. b² primarily focused on two aspects of the Commercial Real Estate (CRE) industry: “at risk” Joint Venture Capital (JVC) and Capital Markets Advisory (CMA). JVC efforts were National in scope and focused on small & medium sized (SME) development companies by providing real-time, “at risk” project related support in the BTS, mixed use, medical, office, and multi family segments. Being “at risk”, b² invested both capital and, where needed, manpower in projects prior to their being fully permitted. This provided a “force multiplier” effect for the JV Partner and was far beyond the typical capital placement roles seen in the CRE ecosystem. From legal, feasibility analysis, pre dev and entitlements, construction management, lease negotiations, et al, b² stood “shoulder to shoulder” with its development partners. However, whether supplementing or taking over the project’s management entirely, the tenant was always the focus of all efforts. With regards to its CMA efforts, b² typically advised clients on Private Placements (PPM), Private Lending, M&A, etc. PPM efforts generally included the use of Reg D/A (direct or via the B-Dealer network) or HNW/Family Office relationships, while Private Lending was a product of existing PE relationships. M&A typically focused on structuring, valuation, etc. for the ‘buy-side’ firm. Before b², over a decade was spent in the service of, or a Partner in, privately held CRE development firms. These roles allowed for experience to be gained with early and growth stage companies, including the management of explosive growth in relation to their financial and operational needs. Prior to entering CRE, served as an audit/consulting services manager for PwC for 7 years. Those duties included public banks, insurance companies and REITs, as well as privately held real estate and construction companies. Activities at PwC led to consulting assignments in Europe, New York, and Washington, D.C.Personal entrepreneurial efforts include residential and agricultural developments, as well as a sizable cattle farm and ‘restomod’ projects on classic cars.

Those projects included national rollout programs for the likes of Rite Aid, Verizon, and the TBC Corp, as well as numerous power and lifestyle centers anchored by retailers such as Target, Costco, etc. Preceding his move into the commercial real estate world, Patrick worked with PricewaterhouseCoopers in audit and advisory services. Patrick has allowed his CPA license to become inactive, but prior to that had worked in both the United States and Europe on publically traded commercial banks, investment banks, and construction companies.
