Conduct all communications with our customers, prospects, applicants, residents, or coworkers in a manner consistent with the Company’s Customer Service Program and philosophy. Manage the daily operation of leasing and service departments. This includes: LEASING - resident complaints, emergency procedures, preparation and maintenance of required files and reports, marketing, move-ins, leasing procedures which include new leases, subleases, renewals, delinquent accounts. SERVICE - contract hires, work orders, purchase orders, work inspection, move-out procedures and apartment turnovers. Interview all applicants for all leasing positions. Conduct staff performance evaluations, approve time sheets. Responsible for the property budget as set forth in Company guidelines. Supervise and empower staff to achieve apartment goals.
KEY CONTRIBUTIONS
•Renovations: Renovating each floor plan 1, 2, and 3 bedrooms while achieving occupancy goals set my regional manger. Renovations incudes applying for building permit with Henrico Count & inspecting each apartment to ensure unit is to code. Ordering hardware, countertops, cabinets, appliances, and other material needed to completely renovate apartment. Schedule various trades in addition to lead an on-site renovation team. Capable of leading all aspects while maintaining occupancy, resident retention goals, and managing non CAPEX budget expectations. Created and implemented a tracking system to ensure renovations were completed efficiently and timely.
• Management of large-scale water intrusion related issues: Managed a Class C community with poly piping (quest) that caused daily leaks in multiple units to include several foundation leaks. Organization of maintenance and several contractors in various trades to remedy the situation in a timely manner to avoid escalation. Resident retention was kept high despite the adverse and severe water damage. Created documents to keep exceptional records and keep staff accountable.

Recruited to build relationships with customers to increase growth of company. Updated client orders from start to finish in an efficient and effective manner. Responsibilities included customer billing and collections, current knowledge of product, service changes, quality control for products and visual displays, including store window presentations.
