*OVER 12 YEARS Residential + Commercial Industry experience leading various residential projects, to include, the remodeling of units, installation of mixed flooring, drywall repair and restoration, indoor AND outdoor professional painting in accordance with the Sherwin Williams Professional Application Standards.- As the Maintenance Supervisor at our apartment community in La Jolla, I helped lead the acquisition and takeover from the Maintenance side. This included interviewing and onboarding new vendors for our property, inspecting any current issues that we inherited from the previous company and making sure to correct these. - During the time of acquisition and takeover, we were experiencing a deluge of atmospheric storms causing major water intrusions. I led the efforts in all these units, used cost-effective methods to ensure a lot of work can be done in-house, and the rest vendored out. I make sure to oversee all vendors in this process to make sure that the work done is efficient and cost-effective, thereby saving our company thousands of dollars in the process.- I have experience in overseeing the remodeling of units.- I support cost-cutting and expense-control programs by fixing rather than replacing parts when possible, making sure not to be wasteful.- Water intrusions are a specialty of mine as I have top of the line Milwaukee tools that I use to be able to fix most things on the property while minimizing overhead to our budget, to include specialty power tools to cut and repair drywall, inspect the damage, and remediate the situation. - I can troubleshoot, repair, and service A/C and Heating issues, refrigerators, including refrigerant leaks, the repair of ovens, washers, dryers…you name it. I have special equipment with cameras connected to my smartphone that allow me to detect leaks or any problems where the mere eye can’t see, so when I need to troubleshoot attics or any type of repair, I have eyes on the scene in the hardest of places.- I do in-depth analysis of plumbing issues, making sure that most plumbing jobs are done in-house by replacing & repairing copper pipes that are corroded and causing leaks.-I use Artificial Intelligence (ChatGPT) to research better solutions to maintenance problems on the property, as well as, to respond efficiently to residents when complicated responses are needed ensuring that all information is represented accurately. Using modern technology for research and communication allows us to modernize our ways at RW Selby, proving to be leaders in the utilization of rising technology.
