Vertical Construction Manager
CurrentThe Vertical Construction Manager (VCM) oversees designated club amenity and for-sale residential vertical construction projects. The VCM ensures that construction documents and specifications are complete, that the bid process is rigorous/competitive, that contracts are properly drafted/administered, that construction work is efficient and well-executed, that construction schedules are met, and that construction budgets are adhered to (with maximum emphasis on value engineering and ensuring the most efficient/effective construction strategies). Duties include activities related to contract administration, change orders, submittals, procurement, project financials set-up, construction updates, quality of workmanship, profitability, safe work place, architects, engineers, other consultants, and operating managers to drive efficient building programs, cost-effective construction strategies, streamlined schedules and comprehensive work scopes necessary to complete each project within budget and meeting/exceeding our quality standards in a timely manner. Collaborates with development team partners, operating team partners, consultants and contractors to identify and solve vertical project challenges, accelerate schedules and create savings. Drives contractors to maintain critical path schedule/delivery dates and adhere to project budgets, and when unexpected challenges or issues arise, makes quick decisions, and consults with development and operating team partners to make necessary adjustments to stay on schedule and budget. Managing resolutions of construction contingency actions that are necessary due to delays, bad weather, or other challenges. Manage construction projects from start to finish, coordinating phasing and technical aspects of the project with our contractors and subcontractors to make sure the entire project team is operating towards the common goal, leaving no stone unturned to ensure each construction project is completed on time and on budget.
