CEO, Founder and Organizational Development Consultant, Center for Technical Assistance & Training, Washington, DC 9/05-9/06, 9/97-12/03CTAT, a consultant company provided technical assistance and training to non-profits and local and municipal government agencies in the areas of organizational development, fund development, organizational management, program development, strategic planning, public and affordable housing programs, resident services programs, physical housing creation, board/staff development, youth development and social service program development.Accomplishments included: Obtained 16.6 milion dollars in public/ private funds for various non-profit corporations and government agencies/municipalities throughoput the United States Obtained, managed and monitored the HOME Technical Assistance contract awarded by the U.S Department of Housing and Urban Development for a three year period in the form of reimbursable sub-recipient contract. The grant provided program development, program management, strategic planning, resource development and evaluation services to Bexar County Department of Housing and Economic Development and Merced Housing CDC in San Antonio Texas Consultant and Program Director for Move UP CDC in Kansas City, Missouri. My colleague and I created and served as adjunct staff for the CDC for this community based non-profit. Community Lodging served predominantly a low-income Hispanic community of immigrant adults and youth formerly from Mexico, Central and South America..As Executive Director, I managed and developed programs for this non-profit organization. I supervised a staff that provided affordable housing and transitional housing programs, after-school programs for elementary and middle school age children, summer programs for youth and computer literacy and ESL classes. Accomplishments included: Obtained, managed and monitored two state grants and reimbursable sub-recipient contracts from the Virginia Dept. of Housing and Community Development for the transitional housing program for $60,000 for 2 years. Supervised 9 staff and numerous volunteers Wrote and obtained $52,500 of new grant funding from the Cit of Alexandria Youth Fund and from the Virginia Department of Health for the anti-bullying project Sought and obtained designation and grant by Alexandria City Public Schools (ACPS) for establishment of a ACPS Resource Center/Library for our Family Learning Center provided $10,000 per year, 20 computers, books, software,& furniture Created a Middle School Program serving 30 boys and girls in academic, social and recreational pursuits

Facilitated a joint planning process for the Milwaukee Housing Authority that resulted in new management policies, rejuvenated social service programs, improved monitoring systems, establishment of collaborative implementation team composed of residents, government staff & neighborhood partners Organized a coalition called PLAN, composed of residents and neighborhood groups to combat the loss of public housings units throughout the city of Detroit. Raised a combined $155,000 in federal grant funds for three Detroit non-profit organizations. Testified to the Detroit City Council at the request of Chairwoman Mary Ann Mahaffi concerning the city plans to demolish hundreds of pubic thousand units without replacing existing subsidized housing. In the state of Illinois I raised a combined $40,000 to support the efforts of two client agencies (Statewide Housing Action Coalition and Concerned Neighbors of William County) In the state of Connecticut I raised $120,000 in private and government funds for Coalition of the People and Elm Haven Resident Management Corporation, developed strategic plans and conducted board and staff training for each organization over the course of a 6 year period.

Served as liaison between residents, management divisions and corporation counsel.Reviewed resident’s payment history and files and negotiated and executed payment agreements. Updated, reconciledand monitored accounts for over 942 units. Prepared ex-tenants accounts for write offs. Accomplishments included: Identified financail resources and assistance for significant numbers of public housing resident familes to pay for their rent and essential needs, I alos collected delinquent tenant account receivables for 942 rental housing units bringing in an estimated $300,000 Successfully participated in a project to write off an estimated 1 million dollars of uncollected rents from ex-tenant accounts Successfully provided technical support to seven property managers for 9 designated multifamily developments

Provided home purchase counseling, packaged and reviewed DC government HPAP loan applications for submission to the city. Drafted sales contracts for prospective home-buyers and prepared, submitted and monitored single-family rehab loan applications. Also provided counseling and represented families in mortgage and rental default hearings and proceedings.Accomplishments included: Packaged reviewed and determined loan eligibility for 72 home purchasers to become successful in obtaining $20,000 dollars for down payment assistance for first time homebuyers from the DC Local Development Corporation (DCLDC). Packaged, reviewed, and determined loan eligibility for 48 homeowners to become successful in obtaining deferred home improvement loans through the DC Single Family Rehabilitation Program.. Prevented 15 homeowners from foreclosure through my representation utilizing the HUD assignment program and procedures that enabled the clients to have their FHA mortgages assumed, restructured and recast at a lower interest rate and a monthly payment amount that was achievable by the homeowner..

Grants & Loan Program Analyst, Campaign for Human Development,Washington,DC.1/82-5/82, 2/84-4/84Evaluated economic development loan proposals and social development grants. Developed profiles on technical assistance providers, prepared updates on other foundations, interviewed prospective funding candidates and monitored previous loan recipients. Worked with other foundations to leverage resources on behalf of CHD financed groups.Accomplishments included: Reviewed and pre-qualified over 50 loan proposals and applications. Counseled 50 loan recipients to aid in their loan request qualification process. Established a directory and database that provided technical assistance providers and complimentary funding resource prospects for CHD loan recipientsOrganized, evaluated and scored grant applications in conjunction with area program officers.

I provided services on a three month contract in which I organized low-income community residents conducted research, facilitated community meetings and worked closely with police department and neighborhood groups in addressing crime and safety issues in the Adams Morgan Community.Accomplishments included: Increased resident participation in community policing program by 25% and increased capacity of the resdient organizations and community leaders to build support in their fight against crime and drug trafficking in teh community. .
