David Development Advisors specializes in single family residential development and homebuilding. Clients include homebuilders, asset managers and pension fund advisors. Recent projects include repositioning and planning a 1700-unit, age-restricted master-planned community in Ocala, FL, a 100-acre-mixed-use project in Vero Beach and product repositioning and golf club re-organization for a luxury-golf-course community. Activities included: market research, product development, financial analysis, development of the marketing and advertising programs and managing the consultants for land planning, development, construction and financial analysis of long term projects. I repositioned the Ocala project from one targeted to families to an age-restricted project. I successfully amended the PUD to eliminate the requirement for a golf course and increased the maximum units from 1125 to 1999. The owners were then able to enter into a contract with a well-respected active adult developer. I recommended that the luxury golf community un-bundle the golf membership from the home price. This, along with two new product lines I recommended, dramatically improved home sales and golf membership sales.

IHP Capital Partners is a real estate advisor to pension funds and insurance companies. My role was building relationships with homebuilders and land developers that were interested in joint venturing with a capital provider. This included financial analysis, market research, entitlement review and other due diligence review.

Livermore, Ca

My primary responsibilities included managing the land acquisition department for Northern California and starting a new division in Sacramento. During my tenure I expanded the staff from one to three land acquisition managers and an administrative assistant. I acquired 12 new projects in Sacramento and the Central Valley, which were new markets for Shea. I expanded our product offerings to include townhomes by acquiring five townhome projects and worked with the other departments to create the architectural plans for them. Additionally, I researched the organization and product requirements so that we could add mid-rise and high rise projects to our capabilities. During my time with Shea Homes, I worked very closely with Shea Properties on several high profile mixed use projects including Coyote Valley, Hitachi Site Redevelopment in San Jose, MacArthur Bart Station, El Cerrito Bart Station and the Sunnyvale Town Center redevelopment.

Sacramento, Ca

My responsibilities included profit/loss responsibility for the Sacramento Business Unit. I managed 80 people engaged in sales, purchasing, land development, homebuilding and warranty; accounting and design studio were corporate departments. In 2002 we delivered 1170 units from 12 communities. Gross revenues were $300 Million; pretax profit jumped from $3 Million in 2001 to $24 Million; pre-tax return on investment was 29%. Customer Satisfaction increased from 85% in 2001 to 95% in 2002. Warranty costs and claims dropped 80% from 2001. These results were achieved with a 35% reduction in construction and warranty personnel. In addition to these responsibilities, I had responsibility for product selection and architectural consistency. The Division excelled across all corporate measures and achieved the distinction of the President’s Circle for the first time.

Sacramento, California Area

KB Home elected to sell the Reno Division and I was transferred to the North Bay Division in Vacaville, California. My primary responsibilities were to manage a department of 25 purchasing agents, contract coordinators and accounts payable clerks. Results included: decreasing contracting errors and cost over-runs, increasing the quality and quantity of subcontractors and reducing staff turnover.

Reno, Nevada Area

When KB Home purchased Lewis Homes, I was promoted from land acquisition and development manager to Executive Vice President / Division Manager for the Reno Division. My responsibilities included P&L responsibility for the Division. The division delivered 316 homes in 2000, met all financial goals set by the Company and won the Customer Satisfaction Award with a score of 95.2%, which was the highest in the history of the company. It also won the award in 2001, shortly after I was transferred to Vacaville.
