Director Of Real Estate Development And Construction
Current• Responsible for leading, directing, managing, and overseeing all aspects of the development and construction departments throughout the pre-development and development/ construction phases for ground up projects and renovation capital expenditure projects with an emphasis on Opportunity Zones developments. An Opportunity Zone is an economically-distressed community where new investments under certain conditions, may be eligible for preferential tax opportunities.• Report directly to the President of the Company on all project’s topics, including but not limited to, presentations, proformas, budgets, contracts, risk analysis, design, project progress, opportunities, challenges, and solutions.• Direct and manage an internal project team of 12 and an external project team of 10 to 15, for both the development and construction departments. With these departments, I provide mentorship, coaching, to elevate professional performance and foster a healthy culture.• Project types include multi-family apartments and retail developments.• Project construction types include type I, III, V construction, traditional build, and modular fabrication construction.• Work with our internal design team and external design and engineer consultants to create the highest and best use for each property.• Direct and manage the entitlement, design, and construction process for the governing jurisdictions. This includes but not limited to city council, planning department, building departments, fire, public works, and utility providers. • Review and approve all pre-development and development project schedules, critical dates/ milestones, and timelines.• Oversee consultants from engineers, architects, attorneys, expeditors, and more during the pre-development and development phases.• Overseeing the preparation of Environmental Impact Reports (EIR), Negative Declaration (Neg Dec), CEQA, and remediation practices for presentations to city review boards and city councils.
