Maintenance Coordinator
CurrentPrimary responsibility for coordinating rent ready maintenance on all vacant residential properties in three markets with over 1000 units. Previously coordinated maintenance repairs for occupied properties.• Responsible for analyzing move out and initial assessment reports to create scopes of work needed to make vacant units ready for rent, creating and managing work orders in Propertyware, and submitting completed vendor invoices for payment.• Prompt, courteous, complete, and succinct communication with both internal and external clients responding to on average, 120 emails a day.• Skilled in the use of Propertyware, Property Meld and Appfolio and able to quickly learn proprietary software.• Determine tenant damage items to be charged and promptly reporting to Accounting Department and successful negotiations settlement of tenant security deposit disputes amicably between tenants and owners.• Ongoing training of maintenance staff in proper work order assignments• New vendor set up.• Solicit contractor bids, negotiate vendor contracts. • Solving complex maintenance and rehab problems remotely to provide best possible solution for the property owner.• Scheduling vendors on a timely basis to ensure rehab work is done quickly and efficiently managing as many as 50 make ready projects simultaneously.• Working with vendors on warranty callbacks and punch list items as needed.• Updating property management software with new data as it becomes available.• Responding to after-hours and weekend maintenance requests as needed.
