Community Association Manager (10 Story, 54 Unit Building On Highland Beach)Ocean Pines Limited 2020 - 2021Highlnd Beach, Florida• Collaborated with 7-member Board, directing day-to-day building operations – and managing a $700,000 annual budget.• Ensured all guidelines and mandates for the COVID-19 Pandemic were in place and implemented in all common areas. This included facemask, latex gloves, directives, hand sanitizer stations, and creating/enforcing gym and mufti-purpose room protocols.• Saved Ocean Pines 50% on the project to change out 15 driveway lollipop fixtures to 15 LED Bollards. Initial proposal was for $56,000. Without compromising quality – reduced cost to $30,000 by utilizing my electrical knowledge and industry contacts. • Worked as both Community Association Manager and the office administration go-to person. Changed cleaning company to improve sanitation, and enhanced security measures to ensure safety and security of Owners, residents and guests. -
Community Association Manager: 5-Star Resort Condominium (17 Floors, 143 Units)Campbell Property Management 2013 - 2020Highland Beach, FlToscana North. Condominium Association• Directed all activities at this 19-year old property located on South Ocean Boulevard. Managed 2 maintenance employees, 2 housekeepers, 7 concierges, 9 valets, and 1 administrative assistant – and dozens of vendors and subcontractors. • Drafted $2.1 million annual budget and oversaw a reserve of $2.2 million. Presented budget draft to the Financial Committee and finalize for next fiscal year.• Interfaced with Association leadership team to create long and short term goals, work with Board and building committee, oversaw all capital improvement and maintenance projects, rules and regulation compliance, budgeting and expense control, owner and resident relations, and declarations and covenants management including holding monthly and annual meetings. • This 17 story building is made up of 40 separate coal tar pitch roofs that required extensive roof replacement. Worked with Board Members” for two years before a roofing company was selected in 2018. Worked with Board Members Chairmen of the Building Engineering Committee and the contractor. Project was completed on budget and on time – a $300,000 project.• Worked with Decorator and building committee to renovate the lobby – a $1.2 million restoration project. Coordinated a total restoration of the fitness center (1-year project). Expanded gym by 830+ sq. ft., added 20+ sq. ft. to accommodate new floor to ceiling windows, and replaced equipment with state-of-the-art equipment – total project $575.00. • Maintained 10 passenger elevators with two doors, to allow Owners direct access into their units. -
