For 10+ years I have invested in property across Manchester, Bolton & Blackpool whilst working full and part time jobs. I have extensive knowledge of the local market and I have now moved to working full time in property, partly as a landlord and also developing / financing new property acquisitions.

• £1-£50k Secured Loans – Average advance around £10-13k • Funding target of £160-£220k per month, with 58% conversion in the same month Role included: • Speaking to clients and taking them through the ‘Fact Find’ process• Pulling Call credit, Experian & Equifax credit reports to check client financial data, discussing it live with the client, and manually assessing and evaluating the data, often giving live decisions • Requesting and checking valuation reports & land registry data• Liaising with introducers and brokers, verifying information and educating them where required• Verification of a variety of documents including bank statements, employment documents, tax returns, accountants certificates etc. Conducting job, accountant and mortgage checks when necessary

• Sales target of 12 mortgages and 6 life applications per month • Telephone based, whole of market advisor – Role includes constant communication with new clients taking 1-5 inbound leads per day and making 20-50 outbound calls on new leads & old clients • Conducting financial based fact finds, recommending best fit solutions to individual circumstances • Constant liaison with lenders and insurers to check and clarify underwriting criteria. Occasionally liaising with estate agents, valuers and solicitors to chase, clarify and update information • Ensuring compliance, liaising with internal teams to clarify actions for potentially non-compliant cases
