Managed the General Contractors during the build out of tenant improvements; responsible for supervising the design, civil, mechanical and electrical construction. Managed 12 on going build-out projects at one time; responsibilities included:• Created and tracking timelines and creating budgets, negotiating leases with landlords, contracts with contractors, and applying for permits with local municipalities, shipping of equipment from different locations around the U.S.• Creating, reviewing, tracking, processing of permits for utilities, analyzed and accepted fiber OTDR's, reviewed and processed IRU agreements.• Check requests Capital Authorization Requests, for multi-city/state fiber builds and building entries. • Evaluated Capital Authorization Requests for the most efficient and cost effective reroutes and pricing from contactors. • Assisted in providing target pricing and establishing budgets for the many states the company did business.

• Developed a Microsoft database for the purposes of tracking the status of all on going new build construction projects and all fibernet construction projects, which led to the department becoming efficient in providing information to upper management. • Assisted with franchise and contractual negotiations, monitored budgets, performed cost analysis of projects, by using an Excel spreadsheet, and wrote requisitions for materials. Process invoices for payment, • Assisted the Construction manager and supervisors with corporate reports, budget estimates for construction, design and materials costs, developing of reports and graphs, writing of projects authorizations, procuring of supplies, and equipment for the department. • Supported the department in all their computer training and programming needs.
