I was a member of the Multifamily Investment Sales team for a commercial real estate brokerage in Greenville, SC. Extremely unstable market conditions pushed me out of the industry, but I managed to learn a lot in a small amount of time, and personally closed 1 transaction for $550,000. In this role I assisted the team and our clients with the acquisition and disposition of both market rate and affordable multifamily assets. I cultivated strong client relationships through effective communication and professionalism. I developed foundational skills in basic underwriting, market analysis, and successful real estate transactions. I also gained an understanding for the real life application of commercial lending, insurance, interest rates, development logistics, and countless other aspects of real estate. I became extremely effective and comfortable using the CRM Powerbroker, which is an extension of Salesforce. I used the real estate softwares such as Yardi, CoStar, and Reonomy daily. When needed, I developed my own tools to help me do my job more efficiently and effectively. I created my own underwriting spreadsheet to quickly communicate with clients about property valuation while on the phone. I was also able to use this spreadsheet to show clients my reasoning behind a valuation if they had a different opinion.

In this internship, I supported the Director of Finance with daily finance and accounting tasks. I worked in the front office during the day to learn the ins and outs of minor league baseball financials and management. Upon game time, I went down to the cash room to manage all cash coming in from the 50 cashiers and vendors located throughout the stadium. In the front office I gained experience in conducting cash flow analysis, bank reconciliations, general management practices. I also assisted in new employee onboarding and other HR duties such as payroll and PTO processes. I became very familiar with Quickbooks and Microsoft Excel. Duties in the cash room included withdrawing and depositing vendor bags, reconciling multiple safes each night, and periodically delivering cash to vendors throughout the game. I would also handle the bank deposits bi-weekly.

I was appointed to this role by SC State Representative Bill Hixon. Daily duties included providing administrative support to house representative members, sitting on the chamber floor during House legislative sessions to assist as need, and couriered documents to various State offices. This role was my first business-setting internship and taught me many valuable skills, such as professionalism, networking and communication, and time management. Lastly, this opportunity gave me insight into how our state government operates on a daily basis, which is something I recommend that everyone should understand.

This role consisted of extremely early mornings and long, hot summer days, which really helped me understand the value of hard work. Although it was basic golf course maintenance and landscaping, I grew to be extremely dedicated and proud of my own work. Due to previous experience, I was able to quickly adapt to running the heavy machinery and was a fundamental part in training the new employees who had not had that experience before.

In this role I learned how to wire and install numerous Audio and Video systems for both commercial and residential clients. The largest project I took on was helping the company move offices. I was involved in the logistics of moving across town, as well as assisting in the setup of the server room, multiple audio and video systems, installation of magnet locking doors, and would even assist with accounting and HR duties when necessary.
