Responsible for meeting the sales targets of the organization through effective planning and marketing. Oversee, motivate, train, and coach Sales Counselors in 20 communities. Research market trends and sales results to insure community marketing and sales strategy meets and exceeds expectations. Closely monitor profit margins for each sale against company minimums. Approve and/or negotiate sales contracts. Foster and develop community and Realtor relations with one-on-one and group interactions.

Responsible for market analysis of potential communities for overall feasibility, product identification, pricing, and specification levels. Presentation of analysis to Executive Team and owner. Coordination of community openings including, determining model/inventory homes including location and specification levels, order and installation of on-site and off-site signage for community and model complex. Coordination of model merchandising and installation of sales office. Responsible for achieving stated sales goals through community’s initial 6 months from opening date. Responsible for 258 incremental sales in 32 new communities.

Responsible for demonstrating model homes to customers, conducting in-depth needs analysis and pre-qualifying customers for financing, and implementing creative target marketing programs to sell through direct mail, referrals, community grand openings, and broker presentations.

Currently responsible for the development and implementation of sales strategies to achieve annual objectives while maintaining alignment with corporate vision, mission, and cultural values. Directly involved in interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance, rewarding, motivating, and disciplining employees; addressing complaints and resolving problems. Successfully negotiates, nurtures, and manages numerous external business relationships with professional organizations and service providers.

Effectively built and maintained positive, internal and external customer relationships while executing and supporting community marketing plan. In addition, I continued to exceed company objectives in area of Realtors, referrals, customer satisfaction and net sales.

Responsible for staffing sales center, procuring potential buyers, qualifying buyers’ purchasing ability, demonstrating new homes, preparing contracts, and requisite follow-up from contract to closing. Developed community newsletters, brochures, ad layouts, and direct mail pieces for use in promoting community specific marketing plan.
