NRL has a total of 4 million square feet of building space with in the 94 buildings. The central chilled water plant and central steam plant services a large amount of these buildings. Other buildings have their own chillers and cooling towers systems. The base has everything from Siemens BAS to old pneumatic control systems, 100 ton air cooled chillers, Data-Aire, Liebert comp. room equipment, split systems, steam reducing stations, hot water convertors, condensate tanks and just about everything HVAC.Responsibilities at NRL,• Support the efforts, on a daily basis, between the Project Manager, Chief Engineer and work order desk.• Coordinate Preventive Maintenance, Service Call, Needs of Excess (NOE) Projects, Repairs and Contractors.• Maintain supply inventories, while tracking and ordering supplies, ensuring budget controls are in place by using a spread sheet and performing supply close outs, allocating all purchases made within specified billing cycles. • Coordinate the work efforts between our NOE personnel and the Contractors that are to perform projects in the building. • Plan and oversee the night crew’s work, to include Preventive Maintenance assignments, service calls and all other work tasks.• Responsible for calling, scheduling, and overseeing Contractors perform work that is outside the scope of work our personnel can perform. • Track and maintain reports for Service Calls, Maintenance Repairs, and Preventive Maintenance, as well as their completion to help ensure we stay in compliance with contract requirements. • Responsible for maintaining close supervision of critical and high priority areas within the buildings, to include computer centers. • Ensure that the correct trade personnel are authorized to work on specific jobs that are commensurate with their skill level, as well as comply with Union Agreements and OSHA regulations and requirements. • Monthly, perform monthly mechanical room inspections.
